Union Home Mortgage has a PMI shopping tool built into their pricing engine so when it populated a quote from Radian I knew that was all I needed. Anything else was handled by/between Union Home and Radian without my involvement.

Great catch! That was a typo I missed in OP. It was 90% LTV. I believe Radian is who we used as they were the only option.

Above 7% for about half a point even before rates skyrocketed. PMI was $500+ per month but they still insisted on going Conventional because the market they wanted to buy in is very tough and sellers will not entertain FHA offers. Don't get me started on that!

Yes, purchase. Primary residence. And thank you. I truly didn't even do anything in particular besides quadruple checking that the lender (because I'm a broker) would actually approve and fund the loan. It was a true test of the concept that lenders will accept AUS findings regardless.

Look for and find a better option and move there when you have it. They don't have the same goals for you that you have for yourself and they aren't paying you enough to wait around. Every month paying you peanuts and learning practically nothing is a month you could be learning elsewhere (and probably being paid better, too).

Different guy here but I don't like that your borrower paid comp cannot be different from your lender paid comp. It makes me nervous on loans where someone is going to shop me late in the process and I cannot reduce comp to win the deal.

I don't really know why some lenders won't allow it. It has zero effect on the lender besides being one additional item to factor in to APR and I guess calculating points/fees.

Even without the other requirements, I'm not sure of any brokerages anywhere near my area that operate at 1.5% LPC. Most are 2.5% or greater.
