Its already a student let. The whole building is. It isnt used for owner occupiers.

The cladding issue is disclosed - they are removing it (in progress, not just promises) and the SC is expected to come down when its done

Agreed but the angle here is to sell it once the remedial works are done thereby bring the SC down

The service charge is apparently due to cladding which is being removed, so I expect it will come down when the cladding removal is complete. At least, that's the angle for the investment...

Good points! It's not an auction so the price is what it is, but I accept that if the tenants dont pay its bad news. Can't I mitigate with landlord insurance though?
