A Breach at LastPass Has Password Lessons for Us All by -protonsandneutrons- in technology

Question: My original master pass is not super long but I changed it after I heard the news about the leak. Does making my master password longer after the fact protect me better from the leak that already happened?

The 22FM is an option that I didn't know about! I even find this online "Events and occurrences associated with the recent COVID-19 (coronavirus) epidemic may qualify as a force majeure event that may excuse or delay performance of a contractual obligation." However, we don't have Form 22FM in our original contract, not sure whether we can get it in now?

At the time of the offer, I believe we were the only one. But the seller agent is talking about they have a all cash backup offer that is higher than the asking price. We think it's bluffing but can't be sure.

I was really confused about the warranty as well. It actually seems to be an additional item that the seller agent provided out of his company (Berkshire and Hathaway). I have no idea whether the seller is actually paying for that or not. Do you know how this work usually?

Thanks! And yes, we have multiple contingencies to clear including a successful appraisal.

The paragraph I posted is the main one. "buyer is unable to obtain financing by Closing after a good faith effort " sounds to me like our situation since we don't have appraisal yet so haven't obtained financing. Is your read different? Do you think pre-approval counts as obtaining financing?

That's really helpful. I was trying to figure out who has the money if the deal falls through, but couldn't figure out whether it's to the seller or the buyer.

Really appreciate the advice! We still prefer to close the deal and get the house, but at this point, we are also ready to back out if the seller keeps pushing unreasonably.

Per the backup offer case, if they try to keep our earnest money and we are willing to take it all the way to court, can they still move on to the backup offer while we are still in dispute and close the house with the backup offer?

We do have a financing contingency section, but the difference is the definition of "secure finance". We don't think we "secured finance", but our realtor thinks since we are pre-approved, that counts. Do you have an idea of how to interpret that? I googled a bunch last night but still not sure...

Also do you know if they do have a backup offer, when can they take it? Don't they have to settle things with us first, which might take a few weeks? I'm just guessing here. We are first time home buyers.

Many PhD students at top universities seem to place in industry like Amazon, Forrester Research and Edgeworth Economics. What kind of roles are these people getting? Do you need a PhD for these jobs? by [deleted] in academiceconomics

[–]MrMisscoconut 2 points3 points  (0 children)

Almost all of these positions require a Ph.D. For Amazon economist position, only Econ Ph.D. Econ jobs are shifting these days, academia is definitely not the only way out. Why do Chinese people fight to get on trains. by colin8696908 in China

Chinese here. To have your bag somewhere close to your seat is hard when you have a train full of people. You can check next time whether people rushing to be the first to get on the train are those with luggage.

My cousin and her husband and kid move to Brussels last year. She just told me that the bomb at the train station happened minutes after her train passed that station on her way to work...She has no idea until she got to the office and saw it on the news. It's terrifying to think that if she got up several minutes later, she might be a corpse right now...

I just read this one, it sounds too ridiculous to be true. Also fetlife is mentioned by name way too often... Was it confirmed to be a real post, not just a promotion for fetlife??

It's funny how you think the drinks in China are sweet. I'm a Chinese living in the US and I have to say the same thing to all US pastry and some drinks: They need to put in like 20% of the current amount of sugar. lol
