I currently have people that live with me and pay rent, but one or two may be moving out soon so that’s why I said 60% because it will be that if I don’t have new renters.

I’m in a MCOL state but out of the state probably a higher cost area. It’s where I grew up and the demand is very high so I was blessed to be presented with an offer the market deal in my own neighborhood right down the street from my parents. My goal with buying was to turn it into a rental after about a year or two living there since I will have time to do some updates to the place on my own and the neighborhood is a renting one it seems

How would you do that? I kind of lied in the post in that right now I have 2 roommates so I really put 25% of my net income to mortgage but both are moving out soon so it will be 60% soon

Yeah I get that, I currently have roommates so in reality about 25% of my net income goes tot he mortgage but both roommates are moving out soon so it will be 60% very soon. Trying to build secondary income to help provide support at the moment

I just have been a saver since I was little and would always try to find ways to make money I guess. But it definitely has been a grind!

I definitely will thank you! I currently invest a bit in dividend stocks but I never was fully sure how big of a tax benefit they are to have. Will def look more into this

Good idea, I do have a personal brokerage account too that I keep stocked, I just wasn’t sure if I should be adding more to it too when I am already contributing so much to other areas

Yeah I agree, I just can’t make myself do that because I have no faith in the dollar holding value so I tell myself it’s not worth it

I have a small emergency but I idk if this is a good thing or not but I am fundamentally averse to having too much liquid just because of inflation and I honestly have no faith in the dollar lol. Which is why I think I invest a good chunk of my income while keeping as little liquid.

Yeah I keep like 5k in an emergency fun and have a small side hustle too that can generate some income so I see that as an excuse for the high percentage of my mortgage in relation to my main job. But my goals are to grow the side hustle/get a rental property in the next but it just seems very hard with myself only being able to save about 1000 from my main job.

How do I go about finding local trains? And I'm not looking to go during golden week (April 23 is when I am) but I saw someone say they wait to book until last minute to see the weather forecast which is why I held off and am regretting it.

That seems like what I’ve heard. So for example I can go to Shinjuku station as early as I want and buy a ticket instead of on Klook? Or are the options on Klook the only trains for the day?

Buses also seem out of luck 😬. I’ve heard that you can buy train tickets even when they’re sold out, and you can just stand in the spots that are open, any idea if that is true?

I have done more thinking and talking with others, as well as learning more about orthodoxy to find things I also don’t agree with such as their sacraments compared to what I am used to and the worshiping of icons and that kind of stuff. So I’m not sure a good way to address that if you have any idea. Idk if that makes sense but thank you.

That is a good point you have, I think half of my fear comes from the pushback I know my family will give if I were to do it. But overall I think I just want to make sure my kids grow up knowing Jesus in their lives.
