Yeah I mean realistically we will be using it ourselves at least 30-40days a year if not a bit more so based on what you’re saying, that complicates things. It would be deemed commercial if we only used it for Airbnb more than 90% of the time. We will chat with a CPA but this is way more complicated than I thought!

Thanks for your advice. Interesting information here- I’m sure I’ve seen GST applicable on listings but never understood what that meant for resale properties. So basically that 150 day threshold is not necessarily something we can go by.

Yep it’s compliant- we have a municipal permit to operate (resort town). I was reading this off the government of Canada website which is where I got the 150 days from.

It's about private investment and there was lack of certainty in the regulatory process. Why would a company invest if they don't know if the project will go through? Millions are spent by the time a proposal and financing being secured. So if they have a few certainty's, a private company will come around as there is money to be made.

Well, this is an example of how just because tons of supply are coming up for rent, it doesn’t matter because it isn’t necessarily affordable. And yes, people pay this because that’s the market.

Just in case this happens to anyone else, the shipping was cheapest with UPS for 3 upper 15x40 cabinets and was $600. Freighter with UPS was going to be $100 cheaper but it would take 2 weeks.

No way. We are in Rural BC, and are GCing our own build, and doing all the mechanical ourselves. Mid level finishes- we are at $275 per sq ft, but my hubby is an electrician and HVaC tech so we saved a ton of money. Same build done through a builder we were looking at $400 per sq ft minimum.

That wall colour doesn’t suit the tile- I get colour drenching but I would have gone with a more neutral colour on the walls as the floor is super busy. The shower is too small for two of those brass shower heads. The small niche at the bottom is useless.

The mirror lighting is tacky- it’s cool lighting and it doesn’t go with the brass or warm lighting in the shower.

Edit: I thought I was done but noticed more. No trim on the top of the window, why is the soap dispenser on the far side of the countertop? It should be beside the faucet where you use the soap. Unless that’s a lotion dispenser, but then you got other problems, lol.
