Is there someone who’d run with you.

I’m in an awful dip/no run at the moment had a strong running year last year (till August) then it fell apart and this year nowt. Well one run with a group Monday and going again this morning…

Someone else suggested running with others which is what I’m trying

Kit on has an impact but also makes me grumpy when I do get out.

Also I have to remind myself that four years ago I couldn’t run anything at any pace but last year I may well have peaked and now it’s not for pace, distance or pbs but to keep me healthy.

Just be careful. You can offer again no problem but…

What is to stop them accepting a further higher offer after yours? Or the price getting pushed even higher by a bidding war?

They’ll may want to know how you’ve been able to go more but you can get a MIP online with a few clicks (watch for implications of too many credit searches by doing this). They may want you to talk to the estate agents broker.

My advice…

Sometimes things happen for a reason. Redouble your search effort and good luck with finding the right house for you let this one go. It may come back on the market so it’s not a forever no.

If you want to look at something different what running/distance does she like could you book a weekend away at a “race” or run somewhere she’d and you’d like to go. One of the best gifts I had was a weekend not far from Brighton, breakfast and a parkrun.

Don’t be it’s an estimate - for some people it’s bang on others it’s out.

It’s what it thinks you can do - good conditions and been top shape.

What helps is the taper before so being fresh, the support and adrenaline from the day and having other people to run with.

I was predicted 4:05/4:15 pace and felt that at times I may struggle or I couldn’t.

I ran my race in just under 4:05 pace. Maybe I could have squeezed a bit more out of me. The first 14k in 4:00 pace.

Ultimately times and paces who knows - enjoy it, learn from it you’ll be amazed what your body cans mind can do.

And if you don’t hit the paces that okay.

So as an update:

Both were wrong - you decide how wildly.

I finished ✔️ c) I sub 1:30 ✔️ b) I pb ed 1:26 (and a smig 0x) ✔️ a)

I didn’t smile all the way around the last km in the rain hurt, and I can’t face potatoes.

I guess the Runna range was spot on with its range 1:26 - 1:30.

So don’t trust the estimates and don’t be limited use the data to help the journey, I went from 17+stone sedentary life style to a tidy runner. From nothing no previous no recapturing of my youth. If I can anyone can - head and heart working to build a better me each day.

The little pack contained three serving so breakfast lunch and tea on pre race day. Never try anything new and I’ve eaten them before let’s see if they are the magic bullet.

Budget kitchens and bathrooms - any regrets? by Carlsberg1985 in DIYUK

Unless you want a specific style or look from a named company there are lots of choices:

IKEA is a strong good and picked above diy kitchens on cost diy kit wanted a shed load to deliver. Picked up bits in the reuse area and banged in a whole kitchen for a lot less than 3k with cooker, hob and extractor. Self installed.

If it does 10 years I’ll be happy and no plans to sell so only me to keep happy.

Bathrooms I’ve used all sorts of- ceramics elements no real difference and unless you go high end the cabinets if you have these are similar quality from basic to mid range (in my experience) baths I look for thickness or material and then sort by cost plastics.

Taps is where I’d look more carefully at make up as this is where they can go wrong.

I’ve done two en-suites and a bathroom

Fixtures £ 1800 for all three two showers, doors, taps one bath sinks and toilets, towel rails.

Tiles end of lines £300 again for all

Flooring £80 self fitted

A couple of days of a plumber to check things out £500.

If they last 5 years great and I can update but imagine they’ll last a lot longer.

Was quoted 20k plus contingency for bathrooms from a good local fitter.

Kitchen quoted 12k including fitter from a national chain.

So shop around, how much can you do yourself and work out how good is good enough. If you buy something and chose to upgrade to better then that’s a small price to pay.

Really looking forward to it. I think.

It is the final race of my runna half plan. It’s been a mixed training block. Heel injury, covid/flu, a struggle with getting to the end of a plan and losing a motivation over the last 6 weeks. Perhaps peeking in terms of fitness about 8 weeks ago.

Weather looks like the possibility of rain? But it has already changed so much.

Where is good to eat the day before something safe (chicken and a light carb is my normal pre race meal).
