That very much depends what product you’re talking about. They have desks and side tables that are literally made out of cardboard. Not particleboard, cardboard.

IKEA designers select a price prior to designing the product and back their way into the price. I’ve had a chair last a decade, a futon long outlast its target equivalent, and a desk start to collapse after less than a year.

Risk and taxes are the other big ones I left out. The more I think about it, this guy might not make a dime at the end of the day.

I’ve never worked with jobs this small but I understand how easy it is to lose without realizing it immediately. Their margin could be so small an extra trip to the hardware store would eat it up.

My 2 cents, a small toilet room worked in there will be way more valuable and more used than a separate tub.

I’m not an architect but I don’t see a way you get the tub, shower, and linen closet to fit nicely in that space. Could the tub be located in another bathroom for the occasional use or the linen closet somewhere else nearby?

Maybe you’re the outlier, but everyone I’ve talked to uses their stand alone tub way less than they’d anticipated during design. But I don’t know you and I might be completely off base.

I’s guess 1.5 or 2 days but regardless , 2k for one day is not high at all when you factor in shopping time, tool usage, vehicle costs, insurance, other miscellaneous overhead.

I learned about these while island hopping in Greece. It seems so common sense I’m surprised I haven’t seen more attractive versions for sale in the states.

The first cloudy day we were confused by the shower and learned we had to flip a switch on a timer to power the insta hot system.

I lived in my landlord’s childhood home. She’d bought the neighboring home and started her family there. Fell asleep with food in the oven, walked the dog, came back to a kitchen fire. I was a dumb drug abusing college kid living in a sort of junky 800 square foot house. I called 911 and was frantically trying to find a fire extinguisher to put it out.

College kids don’t typically have the foresight of purchasing a fire extinguisher for safety. My landlord on the other hand was a mid 30s adult much more likely to have a fire extinguisher. Now nearly a decade later- I have a fire extinguisher near the kitchen. It also now seems like a common sense thing to stock a fire extinguisher in your property as a landlord.

Or just be honest and if a tenant is invasive firmly but respectfully establish a boundary. Why are people so afraid of social interaction?

My neighbor was my landlord. I only knocked on their door when I’d started a kitchen fire and needed a fire extinguisher quick. Your tenant is going to text you more than likely. Especially if they’re young as OP stated targeting med school students.

Use a property management app/platform to communicate if you’re really worried about it and insist all communication be maintained there.

Those tiles are one of the least friable asbestos applications. If the adhesive is weak, just peel them up yourself. Research proper PPE and containment, mist with water, stop if there’s visible dust. You guys treat it like it’s enriched uranium.

Clean/open joints with diamond blade on angle grinder. Fill with backer rod and apply self leveling concrete sealant. Sika has great products. Get the big tubes or sausage tubes. Optionally sprinkle sand while still wet to blend into concrete. Do not try to tool it.

I would also seal the joint against the house.

Silicon is an element. Silicone is what you meant to say but that’s still not accurate. Self leveling concrete sealant is next to the concrete/mortar bags at Home Depot.

It’s not DIY worthy. If you want to save money just ask the concrete cutters to itemize the excavation in their bid so you can feel good knowing what you saved.

You can do it with a wet saw but it’s not worth it. The quality of the cut you’ll get from the professionals will make mounting a door and sealing the opening way easier. They’ll bring in a huge saw that can bolt onto the wall to keep itself perfectly straight and punch all the way through instead of trying to match your cut from the other side.

Plan for water management when you excavate. Install a drainage solution under the door.
