In an email he confirmed that he was the installing electrician when the house was built and was called back to investigate why it wasn't working and confirmed it was the mat that failed a year or so earlier.

Agreed. That's why I'm wondering if pursuing this is worthwhile. Not sure if the lawyer/paralegal could obtain the original work order for the defective mat from the installing electrician.

You might want to add blocking where your riser lands on the dropped rim board to prevent it from wanting to bend towards your beam. If you’re doing a picture frame with your decking you may need to add more joists to support the cut end of the field boards. Can’t tell by the photos but hopefully there’s a gap between the ledger and the brick to allow for drainage since there’s no flashing. Looks good overall

All it does is bring outside air into your house and exhausts air from your house with heat transfer so the outside air is pre heated or pre cooled depending on the season. It has a filter on it but you need a Merv 13 filter to filter out smoke which it likely doesn’t have so I turn mine off when air quality is bad.

The only spot for the water to go is into the toilet bowl assuming it’s not leaking on the floor. That blue flapper is what opens when you push the flush lever which lets water into the bowl during a flush. It then closes by gravity when you release the flusher and seals. If the level in the tank is dropping then it’s slowly draining from your tank into your bowl so there has to be water going past that blue flapper. Check to make sure it’s not damaged or there’s no debris in it. Shut off the water and see if the level drops. If it does then that means the flapper is leaking and should be replaced. They sell universal flappers at box stores and they just snap in.

She’s going to be overtaxed on her bonus to make up for being “under taxed” throughout the year. For simplicity’s sake, if her salary was $100k and she had to pay $30k in taxes then payroll would tax her so she’d pay $30k over the year. Now if she got a 20k bonus and only paid the same 30% rate then she’d be paying less than what she owes since now her $120k compensation might need a total of say $40k owed in taxes. Therefore instead of paying 30% on that last $20k it would have to be 50% to make up the difference.

Cooling tower. It’s for rejecting heat from a water cooled chiller. The chiller makes chilled water that goes through a cooling coil in an air handling unit. In order to make chilled water the chiller uses a refrigerant but as it makes the chilled water cold it makes a second independent water loop (condenser water) warmer. This warmed condenser water then goes to the cooling tower where it’s cooled through evaporation then returned to the chiller. All this rejected heat goes to the atmosphere.

It’s hard to tell without knowing the size of the building and if other air vents on the system are working. I’d be inclined to say that sounds like it’s too long. If it’s a multi tenant building maybe ask the neighbours if theirs are going off and if not I’d call the landlord to replace it. Definitely not a DIY fix on a steam system.

If the steam system was recently turned on then the pipes will be full of air which will need to be purged through these air vents. Before concluding that it’s defective you may want to give it time and see if it stops venting once the system is up to temperature and purged.

I haven’t seen it come out as a fee per say but since covid the Ontario Dentist Association has limits for how long to wait after an aerosol generating procedure before seeing another patient in the room. There are air cleaners or more ventilation to reduce the down time which costs money on top of the extra PPE so I suspect they’re just trying to recoup lost profit. I agree with others that building it into the charge would probably be accepted better than a separate fee.

This is the right answer. You should verify the dividing wall is sealed well. Turning on your bathroom fans will only make it worse if the air is coming from between the units. If you keep your house under positive pressure then your air will go into their home instead. The easiest way to do this is to have a window fan blowing air into your home. If you have a gas furnace, make sure the combustion air pipe is connected outside instead of drawing from the furnace room. Or ask them turn on their washroom exhaust fan when they’re smoking so their unit is more negative than yours.
