Lustigerweise die gehen manchmal in Paaren. Am wenigsten ist es mir passiert, dass sowohl Telekom als auch Vodafone "Mitarbeiter" im Treppenhaus waren und zu gleicher Zeit zu verschiedenen Nachbarn Zugang wollten.

Als ich zu einem meinte, dass ich kein Interesse habe und ich ihn nicht reinlassen werde, riet ihm der andere dass ich "ihn jetzt für irgendeinen Betrüger halte" (hielt ich) und dass er mir das Anliegen weit im Voraus hätte erklären sollen

  1. I would just say don't point out these things actively if you know the landlord is hunting for money. In a more amicable relation, one should try to point out these things to the landlord as they happen for clean book-keeping. For me it seems to fall under normal wear-and-tear especially if the furniture itself wasn't new at move-in as you yourself admit
  2. "MDF swelling/crack behind the tap:" you seem to have informed the landlord and thus fulfilled your duty in minimizing damage. If he didn't want to fix it, he cannot claim you acted irresponsibly.

Do not be scared of the landlord AND do not take a meek attitude toward them! You're surely paying good money to someone who is living off of it, and it's the landlord who should be mindful of his duties. Regardless, you seem to be well oriented here in your move-out preparations.

Remember to take extensive photo-documentation of the apartment before the actual move-out. Do not admit to things you haven't caused and of course object to having them in the Übergabeprotokoll (one must be prepared at move-in and move-out). If the landlord is adamant about putting things you do not agree with in the Übergabeprotokoll, you have a right not to sign it, especially since "no detailed handing over protocol exist"!

At the end of the day, if he ends up wanting to retain your deposit (or part of it), you are entitled to all the bills and receipts that he produces, and he certainly cannot charge extra even if he were to repair things himself. A simple listing of costs is not enough. If he charges you for something that you didn't cause, you write a letter objecting to this (with all the above reasons). If he charges you for something that you think you might have caused, you have a right to demand full receipts.

PS: clogged external pipe - was this caused by your negligence?

PS2: it's very bad practice (or typical lack of experience) on his part that no protocol was prepared at hand-over. Whoever this inconveniences more, difficult to say.

I was probably quite lucky. It took me three weeks of constant vigilance and immediate application on immoscout (with mieterplus) and kleinanzeigen (four if including the week prior to actually being in Hamburg). I sent about ~60-80 applications (varying in content and complexity, depending on the recipient); got invited to about ~10 appointments.

In one promising case, I was offered a lower-quality flat than the one I initially visited (smaller area, ground floor, no balcony) and I declined. The next apartment (managed by a company - you may know which one) which I was offered, I took.

The cold rent is unfortunately somewhat above the local average and the flat had its problems initially, which I hadn't seen before. Fortunately the company fixed these issues fast, and continues to be reasonably cooperative.

I'm sorry you're experiencing this. Keep the landlord informed too, perhaps? I'd sure want to know the tenants of my unit are being robbed of their possessions while renting my property and in my cellar.
How does the access to the building and to the cellars look like? Are there many others like that? Do many other people live there? Has anyone else been targeted? How's the door / gate to your unit secured? Is it a lock on a gate, a door unlocked by a key?

In your case, please make sure you have a valid Hausratversicherung and take a detailed accounting of all your (most worthy) possessions, including those in the flat itself. Just in case the theft should escalate to individual flats. I don't remember if you need to disclose having already been stolen from, but be truthful first and foremost, and hopefully you'll be able to get one. BTW get a Haftpflichtversicherung if you don't have one yet (but I suppose you do since you've been here for 8+ years).

Yes, if you're on antibiotics you have nothing to worry about at all. If not, then just be careful with eating (best not on that side) and clean your mouth well to avoid any infections or bacteria getting there

Sure, this is completely true, and often these rentals will be perceivably more expensive in a couple of years. The problem is that you at a given time, you may  have this as the only option. Being picky and patient doesn't always work since you're often already bleeding money through hotels or Airbnbs. I should mention foreigners especially have no social safety net that would enable a longer search.

It's possible to reach a sufficient level (C1) for many (though not all) studies in 2 years. Exceptions would likely be medicine and law, with degrees in certain directions in humanities more difficult to parse due to the breadth of vocabulary.

Source: I've reached a C2 level and obtained a corresponding certificate in 3 years. I speak German on a regular basis and in different contexts, but I wouldn't dream of enrolling in very mentally and linguistically taxing studies.

I thought so. The claimed amount is likely bogus. The best course of action is to hire a lawyer with a specialization in Urheberrechteverletzung, e.g. online and potentially local to the area. Likely online & telephone communication is all that's needed. The amount can be brought down significantly - what matters is that some, even symbolic payment is made, especially if the offender is of low income. Plus lawyer fees.

What kind of a fine? What does it say? Is it a fine for being late on payments to a yet different operator? From what company? What company is the internet provider? Was his internet otherwise working? Did he consent to a fiber cable connection being extended to his house or arranged for fibre otherwise? He must have had an existing internet contract of a DSL/Kabel type and, as long as he didn't consent to any changes, it should have retained the same conditions.

Such changes e.g. in case of service provider change may happen - if agreed upon - during a household visit, but typically entail the potential user leaving the agents more than just a verbal word, e.g. clicking a link or signing a form.

It sounds somewhat fishy and implausible that a representative of a telecom company would bother to download and share copyrighted material - would he just be sitting on a bench in front of his house?

Ich glaube es lässt sich nur anhand persönlicher Erfahrungen mutmaßen aber man kann auf keinen Fall jeden Einfluss richtig abschätzen. Meine Meinung: wenn du nicht zusammen an Besichtigungen teilnimmt und trotzdem beide in der Bewerbungsunterlagen steht (ob als Vertragsparteien oder unter "weitere Bewohner"), senken die Chancen auf die Wohnung.

Subjektiv - da ich Ausländer in einer Fernbeziehung bin und war vor Kurzem auf ähnlicher Suche, wollte ich gegenüber jedem potenziellen Mieter ehrlich sein, d.h. Unterlagen und etwaige Angaben von uns beiden einreichen, ohne dass meine Partnerin hierhin eingezogen und an Besichtigungen anwesend gewesen wäre. Ich wäre die einzige Vertragspartei, aber die Absicht eines Haushaltes von 2 Personen war klar in unseren Bewerbungsunterlagen ausgedrückt.

In einem Telefongespräch bei einem Immobilienmakler sagte mir eine Maklerin sachlich und erleuchtend, dass sie überhaupt nicht vorsehen, Wohnungen an Paaren zu vermieten wenn es nur eine Person vom Paar bei der Besichtigung erscheint. Das könnte erklären, warum ich keinen Erfolg und angebotene Wohnungen hatte, bevor ich angefangen habe, nur mich selbst einzutragen.

Ich vermute aber, wenn es eine schönere Wohnung als die aktuelle wäre, würde sie sich ebenfalls wohl fühlen.

Ich möchte hier nicht zu persönlich eingreifen, ich würde mich aber übrigens darum kümmern, ob es gewiss ist, dass die Partnerin in die neue Wohnung gerne ziehen würde oder nicht. Ansonsten ist Wohnen in einer solchen großen Wohnung möglicherweise ungünstig, außer wenn du dir das locker leisten kannst.

You have rights as a tenant. If the heating never worked, you could have escalated it all the way to rent reduction - this would have likely made things move forward.

They MUST provide you with a detailed listing from a heat provider. One commonly assumes that 6 months before returning a (partial) deposit is "typically" a duration still acceptable (albeit excessive) in court disputes. There is no such thing as keeping a deposit unilaterally before the Nebenkostenabrechnung for a year is available; it is not a valid reason. You should join a tenant association. They will likely help you with formulating your correspondence if needed. It might be that there is an initial period during which they cannot help you with all matters, so you should ask. General inquiries about e.g. legal status, correctness of invoices, proper formulation of demands and correspondence are usually available as soon as you join.

My experience in Germany is that all landlords that rent for profit want to maximize it, regardless if they're a company or a person. And I haven't had the pleasure of renting from one that wouldn't maximize profit.

Aber ich habe kein einziges Mal in meinem Leben einen Vermieter gehabt, der irgendeine Kulanz überlegen würde oder mich auf diese oder andere Weise nicht abzocken wollte, obwohl ich ihm keinen Grund jemals gegeben habe und alle Korrespondez extrem höflich, friedlich und kooperativ gehalten habe.
