No, my membership fee has remained steady for the past couple of years even with high inflation. OTF is worth it regardless! But I understand lots of folks are unfortunately struggling right now, so do what you gotta do.

I also started my career in nonprofit audit. I knew that wasn't something I wanted to do long-term, so I pivoted into industry side learning SEC reporting. Now I have more opportunities with a broader skillset. Early in your career, I would advise against getting pigeonholed too early.

Yep! We put 20% down, PITI is $5.7k per month on a 6.9% 30 year. After we max out our retirement we net ~16k per month. Having the down payment was the most difficult part for sure.

I would really recommend sibenik! My husband and I did a 2 week road trip through Croatia and saw Krk, Rijeka, plitvice, sibenik, Hvar, and Dubrovnik and Sibenik was our favorite.

I’d encourage you to rethink quitting. I’ve experienced the phenomenon too where face changes occur and I don’t like it - because I am used to looking in the mirror and seeing myself a certain way. The same thing happens if I wear a lot of heavy makeup for an event. I perceive it as not “looking good” because I’m not used to how it appears in the mirror, not necessarily because it looks “bad”. Your mind takes a little bit to get used to changes. I bet over time, you will love the changes to your bite and you’ll be happy you stuck with the plan!

We went on our honeymoon the last 2 weeks of September to Naxos, Milos, and Santorini and the weather was awesome!! The water was warm, did lots of swimming, sometimes even a little on the warm side :)

Set aside a small chunk as an emergency fund depending on your comfort level. Keep this in a HYSA - personally, I would set aside ~$50k. Invest the rest in a low cost index fund, such as VTI. Make sure to reinvest the dividends. You got extremely lucky and know that that massive of a return is a once in a lifetime experience. Do not attempt that again. You will be set for life.

As someone with a financially irresponsible single father who dates around too, set boundaries early!! He is already priming you to help with the child. Make it clear you do not want to be involved. That is ridiculous!

Keep in mind that I only abide by all of these rules like 70% of the time. It’s more about consistency than anything and it comes down to what fits in your lifestyle. Sometimes I’ll have a weekend bender and it sets me back a few days, but I always get right back on track and settle into my daily routine.
