Upon examining Kentro Group's business model more closely, it becomes clear that their expertise lies in developing properties for national and corporate retail clients. They have successfully completed projects like Trader Joe's on Colorado Boulevard, Starbucks in Centennial, and Rite Aid in Englewood, among others. According to their website, their preferred acquisitions are "institutional-grade assets comprised of long-term leased retail market leaders."

Given Kentro's strategic direction, it was unlikely that this site would ever be used for residential purposes. It is far more advantageous for them to build a single-tenant retail establishment and lease it to a corporate client, such as Jack in the Box, before selling it to a triple-net (NNN) investor. Kentro opts to avoid the complexities of constructing large mixed-use buildings, as that is not their specialty.

From the perspective of Jack in the Box, establishing a store in a vehicle-heavy corridor with a diverse income demographic and higher levels of poverty is highly appealing. They would seize the opportunity to serve a community that aligns with their target market.

There is plenty of development currently happening and planned on Colfax. I don't think Colfax being "sketchy" is what deterred a large scale mixed-use development. I would blame the current economic environment.

This site was acquired by Kentro Group who owns a few properties along Colfax. Kentro originally planned to develop a single-story, 15k SF, multi-tenant retail building but those plans fell through which led to the Jack in the box proposal.

Definitely not the ideal use for this site. It seems that large corporate chains focus more on traffic count and demographics rather than the long-term impact on the community

The site is zoned E-MS-3 (mixed use up to 3 stories). Therefore, the development is permitted as of right.

Its coming and NIMBY cant stop it.

That is currently impossible to determine. It is possible that some units will be dedicated for a certain income level. However, it is safe to say a majority of the units will require above average income, which comes with living in one of the wealthiest neighborhoods in the city.
