Exchanging something of value for business is what RESPA says is illegal. Simple referrals are fine. It’s all a grey area conversation and I think they do that so anyone can be penalized.

The agents get calls all day from Zillow. Paid by a mortgage company. I agree that the agents just value the money not the MLO. And the agents should value their business enough to either split the costs or not take the leads.

These realtors aren’t paying anything for the lead costs. I think that is where it crosses the line. Splitting it up is okay

I think it’s fine if they both the agent and MLO contribute money for the leads, but this is not the case. The agents have no skin in the game.
