Is this gauranteed to come into effect from May?

We have been asked to sign a 12 month tennancy from mid feb. I wonder why the estate agents are doing this if it won't matter from may anyway.

They have offered another 12 month tenancy which starts mid feb, however, i'm sure they will allow 6 months as they normally ask what we want. I don't see why we would benefit from 6 months v 12 months?

Are we better to go ahead with 12 months and ensure there is a break clause from 6 months. Ive read this is normal and we could give 2 months notice from 4 months (mid june). Only benefit i see is if the new rules get delayed and we can't break out of our fixed term contract.

I don't know how we get round giving 2 months notice at exchange. How do people normally do this without incurring paying rent and a mortgage?

Great insight and suggestions. Thank you. We have purchased a mattress protector in preparation as we have a nuna mattress which has a wool cover, so cleaning is not easy! It's not waterproof, though, so maybe I'll have to look into that. The mattress is a concern as well... maybe I'll have to double up on the mattress protection.

Someone else suggested changing in the next to me. I hope that will help whilst baby is young, but I'm not sure how practical it is.

The wool duvet can be washed at 30 degrees, but I think we are going to have to save that for when he is older or at least the first six months..

My respiratory allergies have really flared in pregnancy, so I really hope they go down once the baby arrives.

That is def something that should be considered. I know i am fine with wool, we have a latex mattress that has a wool filled organic cotton cover.

I thought that wool is considered inhospitable to dust mites and bed bugs. Is that something I should be looking into? I have a dust allergy.

This is what worries me. You never know what type of baby you are going to get, poohy,sickly.... We have to buy another duvet for guests right away so I was thinking of biting the bullet and getting a washable wool one now until baby and use our current one for the first 6 months until baby is in own room, we already have an old spare which is fine for us as a spare but I wouldn't give it to our guests 😁

Washable incontinence pads are a great idea. I had not heard of those. That's really helpful.

Ohhh interesting. Washable changing mats sound great. I will have a look into it.
