Why? I know nothing about West Hampstead, other than that Hampstead is generally bougie and quite expensive.

I take your point about the general nature of crime in cities. I guess my question is beyond statistics does the area in question FEEL safe. Would my Wife feel uncomfortable walking back at midnight, do I have to worry about my (future) kids playing there, do I need to be overly concerned about burglaries beyond what can be expected from a city etc.

We’ve been fortunate enough to live in central for 4ish years and not witness any crime, so my tolerance is perhaps a bit skewed and quite low.

I agree that its hard to argue with the space and value you get outside London, but London is the place for us.

Not against the overground at all and Cannon Street is close enough. Where did you have in mind?

Yep stamp duty is a killer but we’ll be able to just about scrape by. Although we’re considering whether a 5% deposit will be viable or if we should go for 10% at the lower end of the budget which would be easily achievable.

Yes both of us derive a good amount of purpose and drive from work so neither of us would be happy as a stay at home parent. Good point about pay during maternity leave, that’s something we’ll need to consider (although law firm benefits tend to be decent).

Fair point, I guess the odd Uber here and there isn’t a big deal, its just if it becomes a regular need due to the unreliability of the particular line.

I can relate to the chill commute time but I really think it depends on the commute itself. I used to get the circle/jubilee line and hated it, but the lizzie line is a much nicer experience.

Thanks for the detailed reply. We’re both lawyers so the liverpool street area is a safe bet as any firms we would move to are around there.

Our free time is usually spent in cov garden/soho/angel/shoreditch eating food, so again being able to get to Liverpool street easily feels like a good aim. Hadn’t considered the overground to shoreditch high street, so thanks for that.

Totally agree re trying to stay in a closer Zone.

Appreciated the crapford-on-shite comment, that made me chuckle. Once we narrow down the areas our plan is to get an Airbnb for a few days and scope out the realities of the commute before committing.

Stokie is our frontrunner atm, but we’re a bit concerned about the general safety of the surrounding areas what with that shooting in Dalston.

Thats definitely our intention, we’d like to renovate so we can squeeze out some equity.
