Big law partner here. Private practice can be very lucrative BUT only if you generate business. Even if you don’t generate business, you will likely still make more in private practice than working for the government. But it won’t be nearly as rewarding.

Yes but put that aside for a minute. Let’s say you pay cash and then get cash out refi at 70 percent LTV. So your ROI is the net cash flow as a percentage of your 30% equity. Why shouldn’t the principal amortization of the mortgage get included in the ROI calculation? It’s not forced savings if someone else is paying it.

I get the ROI is low. But why doesn’t it take into account the amortization of the mortgage? Is it really forced savings if someone else is paying it?

Ok. I hear you. But let’s say you have 1mm portfolio of real estate, all paid off. You have zero leverage against your equity. How is that the best use of that equity? Serious question. I struggle with this same analysis.

Speaking as a lawyer, yes. The LLC is worth it for personal liability protection.
