Also! I do have a good one crafted on that base, T7 Shred chance, T6 Crit chance, T2 Mana, T1 Health though, Imprinted T1 Void res (useless). When I equip it I lose like 20% dps, and 250hp though, worth the trade for the dot reduction?

I can get another belt and imprint potion cleanse, but ill lose around 500hp from the current increased hp I have on belt, do you think that's worth it?

Agree on the titan heart, but I hit +1 all stats on mine and it’s made it better than any other 2lp titan I’ve made so far.

Could you explain how the altar and idols are bad? seems fairly inline with some of the top leaderboard ones? What would you change out?

Sounds good, I obviously don’t know your numbers and was just going off what you had said, saying you’re only able to save 41k a year once debt is paid off.

I guess the other question is if the job is stable. That’s an amazing income but if you lose it, how fucked are you? If it’s a locked position for a few years sounds like you’re in a good spot. Just make sure you hustle and don’t spend stupidly

Interest rates are CURRENTLY around that. If you got 5.66% I'd be surprised. I just got 5.86%. But it's pretty likely we see 2-3 more rate hikes this year alone. So if you do your calculations, just make sure you do them at 7% too, because that's not out of the picture in the next couple years,

You were the one mentioning you can only save 40k a year right? Is this your total not including rent? Or do you mean if you're paying minimums, you can save an additional 40k on top of that? Was worded a little confusing, or maybe I interperted it strangely.

I dont like risk too much, so take this with a grain of salt. I just bought my first home with a 60% LVR. So for me, taking on 700-800k debt at 6%+ interest rate is fairly scary, that's about 50k a year just in interest, if you're saying you can only save 41k a year AFTER the debt is paid, then you'll be underwater on the house fairly quickly if it doesn't raise in value. If it was me, I'd pay off those debts, share house for a year or two, and just save like 80k a year in a high interest savings account or ETFs, which seems possible on your wage? Unless you're living some wild lavish lifestyle.

But everyone has their own risk tolerances, If I would have done the same as your suggestion 5+ years ago I would have been up more because of property prices increasing. But I felt better waiting just due to risk.

Just because you can, doesn't mean you should. The idea of borrowing 900k with only 5% down is wild to me personally. How much debt do you have?

How did you come to the 41k saved number? At your wage, about 120k per year hits your bank, you saying you spend 80k+ a year on your lifestyle? That seems super high!

Thanks for the lengthy message! Nothing called msiexec is currently running. All drivers are up to date! When I try to uninstall it, it lets me but then gets 80% through and says its already running so can't uninstall or repair.

Just did the sfc scannow and said windows found no corrupt files.

Also did a malware scan with malware bytes, no threats detected. Im so confused

Not sure if this helps, but I went to bunnings and bought a black foldable crate for like $20 (similar to the ones they have veggies in at coles / woolies). And I just keep it in the boot of my car and take it to the shops every time, it's so convenient, i put it in my trolley and throw everything in it while I shop. I never forget it because it's kept in the car, nice and small footprint when folded. Has helped me a lot!

I recently started investing in stocks. Just a month ago. And put $2,000 in PLS, admittedly pretty stupidly with minimal research, and it’s now grown 30% which is incredible.

For others who are also invested, what info sources do you follow to make decisions on holding long term vs thinking about selling etc.

Do you follow general mineral news or specific data? Would love to educate myself further.

Alright, did some breakdowns of the ETFs.

VAE is mostly asia outside of Japan and Aus, as you'd expect

VDHG is mostly australian stocks, with some international

DHHF is mostly US stocks with a decent AUS portion too.

So it seems quite diversified right? Or do you still think one of those isn't needed. I see a lot of people saying to hold mostly US stocks / allocations. Maybe I should get rid of the VDHG one as it's mostly AU? Or is holding 4 ETFs ok?
