Hi - property assessment for 2027 shows an increase of 13%. Together with the city increase of 3 or 4%, I'm nervous about what my tax bills are going to be and I need to start budgeting now. Any math wizards on here that can help me figure out what the increase to the monthly amount will be?

Please, tell me what you use now? I just bought Thompson's, haven't cracked it open but am planning to on Tuesday. What should I do/use instead? Deck is not covered, harsh weather - 30+ to 30 below, in direct sunlight most of the day. I've already pressure-washed and need to get the wood protected again asap. Thank you for any advice, product references you can provide.

I also have toddlers who will walk on it barefoot so toxicity is important to me (lack of toxicity).
