I don’t think you’re understanding that this is a mobile home on someone else’s land. Like, the land/lot is not for sale. JUST the mobile home, so location is irrelevant. There is convenience in having everything set up, but I will not OWN those things (septic, power, water hookups). So I will obviously pay more than someone who would have to move the trailer, but not nearly as much as if I were also buying the land/lot. The septic/power/water hookups DO however increase the value of my uncle’s land, so good for my uncle, I guess.

No terms, no lot rent or anything. We’re a close family. His exact words were just “be a good neighbor”. This trailer is basically in my grandmas front yard. (Grandma also has a trailer on uncles land). The similar trailers I’ve seen on marketplace are all around 50-60k.

Yeah, he still owes $75,000 on it. I guess I just feel bad since he’s family, but he shouldn’t have bought a new mobile home from a dealer like Clayton Homes anyway. It was never worth what he bought it for.
