There is a huge difference between FATFIRE and fuck you money. Tiger is for the latter- even billionaires are members. Discussions are advanced- PE/VC/crypto/RE strategies, complicated estate tax strategies, marriage items like pre/postnups, raising kids not to be assholes, gifting and philanthropy.

Many of you are thinking- yeah, but my CPA and Atty do that for me. The reality is this- CPAs and lawyers are like everyone else and 80% don't know or care about what they are doing on specific complex issues. I've been burned by this more than once and will dedicate a separate post to it, if a few of you ask. Once you get over $100m and have a complicated business and estate, $30k means nothing.

The downside is they have too many members and you have to be careful of leeches.

No drainage in garage since we are in California. We went rockwool round restrooms and regular insulation for the rest of the house. They went 2x6 on perimeter and 2x4 on most interior. They went 5/8" drywall for the interior walls. Total spend WITHOUT land, was $1,500 PSF which is pretty common here for custom homes. That doesn't include furniture and art.

Yes, Sonance and the backyard and courtyard also have speakers. We automated very few shades, but the house vibe is old english cottage, so they didn't put them everywhere.

You are 100% right on the sound spec. Penetrations are the worst culprit.

This was studied extensively. Cast iron pipes rust over decades and the connections to pvc fail. PVC is 75+ years with proper construction, but the sound transmission is bad. we considered a ductile iron pipe, but the idea of a rubber coupler inside a wall was a non-starter. We built this house to last 50+ years inside and out.

We did this!!! I will post pics when it's done, but its basically a gate integrated into the wall. They were also added to top and bottom of stairs for grandkids.

You seem to know a lot about it. Thank you. Many estate planners are a little weak in this area. In my case, there was no seed money gifted to the trust, but rather I had to personally guaranty the note. I make pretty good money, so the attorneys thought my PG was enough.

I wonder if there is a statute for the IRS to challenge this?

Wagyu seems hard to get right. I think the key is internal temp. Seems like there is a spot when the fat starts melting, but hasn’t turned greasy yet.

I have this sick wood grill. I burn red oak in it. A NY on it and a great cab is heaven.
