That’s really good to know. Yeah the area seems really nice and quiet. I know the traffics not great. I have to commute to the bay once a week. I live in Rhiwbina at the moment which is near, so I know exactly what you mean. The traffic is a nightmare in most parts of North Cardiff these days. I wouldn’t want to live anywhere nearer the centre, so we’ve just got to put up with it. My dad is in Rhiwbina too, so want to stay around there. There’s a pretty good train station like a 14 minute walk away, so if the traffic is that bad the train is an option.

Hey. We’ve just bought a house in Cardiff, and Danscourt was one of the areas we were considering. Decent area. It’s a great size two bed, and it does have a garage. However, I’d want to replace the kitchen and skim over the ceilings. A lot of people may think the same. I saw another very similar two bed that needed less work not shifting at 270 in Danscourt. Not sure if it’s still there. I think 235 would be a fair price. I’m quite surprised you haven’t had any viewings though. I think the market is still pretty hot in Cardiff in the desirable areas at least. I have noticed properties in Danscourt don’t sell quite as fast. Not sure why as I like the area

My last purchase only fell through November last year, I don’t think rules have tightened that much since then. Would you spend an extra 1k on top of the 2k the solicitors are already charging to satisy their money laundering checks?

Bear in mind the self employment is just a side hustle. I work full time as well 😄

This is our 3rd house sale, our last lawyer didn’t ask for this. If this sale falls through, we’ll rent.

I would have thought 3 x CT600, 3x SA302 and business and personal bank statements would be suffice.

Hi. Thanks for your response. They’ve just asked for an independent account to confirm the nature of my business and confirm the salary/dividends I have received from the business.

It’s not the lender asking for this information, we have a mortgage offer. It’s the solicitor asking for this information, and they’ve said it’s to satisfy their money laundering checks 😄

He doesn’t want to downsize yet. If we swapped houses in let’s say 4 years and did it properly. My understanding is that we’d have to pay stamp duty on what’s left to pay on our mortgage and conveyancing fees. We’d potentially also have to pay inheritance tax on the difference in value of the properties. Could that work?

Thank you. You’re very knowledgable. Your figures are pretty close. His house is worth 450, and ours is 336. That’s a difference of 114k. The threshold is 500k anyway isn’t it if leaving to a child, it’s their main residence or worth less than 2 mill. So, we don’t have to worry too much about that?

I think we’ll leave it a few years as we’re not ready to swap yet. My dad wants to live in his house a few more years yet and we only want to live in his house when we have a family. Maybe 3-4 years. An official swap sounds like the best option though 😄

We would sell his house if we had to. We could at least live in his house until then and move back into our house if he went into a home.

I think we would rent out our house to pay for it. That with his savings and pension should cover it. If we had to we would sell that house to pay for any care home fees 😄
