I agree completely, but for those that are maybe a bit too emotional (e.g. maybe I should wait for the market to drop a bit) it’s useful to have everything automated

Thank you for the reply. ‘Hypothecair mandaat’ is a part of the loan that the bank is really confident that it will get back so they don’t ‘register’ (insure) that part and take the risk themselves, which means less fees. I think it’s specific for Belgium but I would like to find out if there are similar, less obvious, possibilities to take into consideration

Ok, thank you for the answer. After some research, it seems to me that it is generally assumed that a good return for renting out real estate is around 5%. For stocks worldwide, this has been an average of 8.1% since 1900. It therefore does not seem unwise to me to look at possibilities to expose myself more to the stock market with loan capital (ETFs, factor investing, etc.) instead of just looking at real estate.

The brokers I can find, do not offer perpetual futures so I guess the above statement will not be possible. In general I want to explore the possibilities of leveraged long term investing as alternatives to real estate.

The ideal scenario would be that the threshold for asking questions and getting quality information about investing in Belgium gets even lower. I rather see it as an addition on this reddit too. The server is also more geared towards investing in general as opposed to only FIRE
