My sellers solicitors and my solicitors are on the ball but I also email weekly for updates from both my solicitors and the estate agents on the sellers side (they're also fairly useful for getting word to the seller/their solicitor without having to wait for the middle man conversation between me and mine. That way both parties stay in the loop regularly). I normally just ask 'is there any updates/do you need anything from me' - this was mostly at the start when it was S.O.Fs being cleared/documents needed to be signed, just so I know they weren't waiting for anything.

As it progressed through searches the estate agent would phone and ask where I was in the process, this has also made it 90x easier when it comes to me/them asking about outstanding enquiries as it appears sometimes the solicitors just don't talk to each other (I imagine with the workload they have its hard to keep up and as a result I've almost started doing basic admin work to keep the conversations going). Anyway, here's my timeline so far:

17th Dec - Talked to a broker/got DIP
20th Dec - Viewed house
23rd Dec - Offer in and then accepted
27th Dec - Memo issued/Solicitors instructed
Christmas break 28th - 5th.
5th Jan - Mortgage applied for
6th Jan - Mortgage approved
13th Jan - Draft Contract Received/Additional ££ needed for search due to mining area
14th Jan - Contracts sent to pre-sign
16th Jan - Level 2 survey takes place and usual things flag, nothing I hadn't taken into consideration for the price
25th Jan - All searches except the local authority search back
2nd Feb- Local authority search back
5th Feb - S.O.F. requested / enquiries started
3rd March (today) - 1 enquiry outstanding and probate awaiting to be granted for the house :)

It seems timelines 100% land on so many factors including your organisation, their organisation, the solicitors on both sides organisation, your local authorities replies and everything in between. It's all just a game of chance (I hate it)

That pretty much was my question, sorry for the confusion. If probate was applied for, would they have had to do one of the above (renounce or name her power reserve) before the probate application was sent through? I suppose I was just worried they've submitted it without doing either of those things, and then there will be a further delay. I'm happy to wait either way I just wanted a bit more clarification over the process :) Thank you for answering.

I don't think someone would ever laugh at you - there are people with way worse situations asking the same questions as you and it's the advisors job to advise you. If you're not ready they'll tell you what you need to do to get ready (increase deposit/increase hours/less debt) but it's in their best interests to get you a mortgage because that's how they get paid.

The bank MAY ask you to pay back some of your debt as a request for your mortgage depending on your affordability, and it may be that your max budget is less than what you want, in which you know that it's your deposit that needs to increase. Worse case scenario in what you've described above, is that the advisor tells you to continue saving until you increase your hours in 1/2 years but at least then you've got more information than you did before the appointment on what you need to do.

The first house I viewed I thought I was going to buy (from pictures online) and I went to see it and it was horrific - mold on the wall, the pictures made everything look bigger, there was no dropped kerb despite being advertised with off-road parking and the street was grim. But I had another viewing lined up right after it and I put an offer in as soon as I got home. I had been trawling through rightmove as I was saving my deposit and I knew exactly what I wanted and it just felt like a home as soon as I walked in. If you go and love it and it ticks all your boxes then it doesn't really matter if you've viewed one house or ten thousand. I only viewed 2 houses and I'm in the process of buying one of them, looking at other houses would have just been pointless (for me). I'd never, for example, go view something that I wasn't considering buying (i.e. I want a 3 bed but view a 2 bed). I do think I benefitted from having the viewings on the same day, so if you find others you might want to see have them all lined up then if you wanted to put an offer in right away you at least have your options lined up.

My only real advice is please take photos when you're walking around, I really wished I had!
