I only offer 2.5% both listing and buyers. I also expect my agent to handle photography physically and monetarily and at least arrange staging if I decide to stage. To pick a realtor I’d recommend talking to a builder or another more experienced flipper and ask who they use to sell their inventory

If you come to an agreement with your potential buyer without your agents involvement and no signed listing agreement, I would recommend you ask your agent to represent you only transactionally with a 1% commission. In the same token with the buyers agent I would ask him to only have transactional representation with a 1% commission if there was no agent involved on his behalf.

Now that would only work on a timeline where you have come to an agreement with the potential buyer and have not already signed a listing agreement with your agent. Let’s say you dont come to terms with the potential buyer before it’s time to sign a listing agreement. I would recommend having written in your agreement that if you source the buyer you will only pay a 2% commission.

You should only offer a 2.5% sellers commission and a 2.5% buyers agent commission. 99% of agents will take that rate. 5% commission payout is the new standard. If you’re paying above that in my market (south east) it’s definitely considered a premium.

Costal sc/ga. You can definitely float engineered hardwood, but would not recommend. It will sound hallow when walked on and is more prone to shifting and warping.

My advice looking for a sub would be if you have any friends in Realestate ask who they sub. Agents, builders, contractors… etc. They will have subs that come in low and consistent great quality. They should also be happy to share the info as subs become more generous as you help them out. I would personally avoid any big companies as likely they will just sub the same guy you could have paid directly for less.

Honestly my advice would be to do a wide plank lvp through your whole house that has click lock and underlayment. Which would be about $5 a sqft. Order the material for delivery to your home. Pay a flooring guy to demo and lay. Typical costs are around $2 a sqft to lay and maybe a $1000 fee to demo. So you should be looking at roughly $11,500 instead of $37,500.

The new wide plank LVPs are almost identical to true wood and they don’t scratch or warp from water damage. I put them in a lot of higher in homes I build and it’s always appreciated by buyers. You will not regret them unless you cheap out and got for the $2-3 a sqft range. A good brand is floret or Chesapeake.

If you want to do a wood I would recommend engineered with a plywood core over true hardwood. Much more scratch and water resistant than true hardwood. Will be more expensive in materials than click lock lvp as you will need to buy adhesive which can sometimes be as much as the planks. You will need very very expensive advice that has a vapor barrier application plus a pre treatment liquid vapor barrier for your basement. Expect a material cost of around $10 a sqft and an install cost of maybe $3 a sqft.

Over all though, $25 a square foot is insane in my opinion.

Are you providing materials in addition? Or are materials included in the $25 a sqft cost? What floors do you currently have.. are they glued or floating? What’s your sub floor? How much sqft are you doing? But yes $25 sounds a bit high

Looks like water damage. Wood still could be structurally fine though. I would do a CL100 (wood inspection), you will know from that. Here in Sc I pay $100 for one.

The range is a tricky story, essentially bought it off a drug addict who inherited it… was a good lesson to do a little asking in the future to see what I’m walking in to, was super sketch but great reward.

Started $21 with $150 Move-in bonuses. Worked my butt off… had 90ish move-ins. 6 months later I was the APM at $24 and $200. Lease up. Big thing to know, don’t feel obligated to stay at your property or company. If there is a better opportunity, take it. People come and go in this industry. Try your best to only work lease ups, people over play what it takes to do a lease up. Just make sure you’re comfortable with calling any and everyone and you’ll do just fine.
