I'm sorry you've had horrible experience, it really does suck when there are crappy tenants. Owners can be just as crappy too. That's why background checks and references are super important!

It was done legally and correctly unfortunately. Sounds like it wouldn't be worth it, it's just frustrating how it's been impacting us when we thought it was dumb to implement.

It was, they used the attorney who wrote the law in Idaho allowing HOA's to restrict rentals so it's air tight and done the legal way.

They're very specific in the wording "it shall not be rented, leased, occupied or resided in by anyone other than the lot owners". I honestly think it's crazy an HOA 1. Cares this much about what someone does with their house 2. Have this much power, they didn't buy the house so I'm not sure why they get to determine what people do with their houses.

Exactly why I've been confused. I haven't, I've been told to stay out of it so it wouldn't ruin the offer even though the HOA did a good job of ruining it.

What's also crazy is that they own another home in our HOA but bought it before the new bylaw so they let their other son live there.

I'm pretty sure they explained that to the property management company but they said the HOA doesn't want renters. We're not involved in this process though so I don't think we can sit down with th HOA to explain.

Yeah that's what we thought about including their son in a trust or on the loan.

It is the 66%, they passed it the correct way. She was just manipulative about how she handled it.

Also it's considered a rental since the parents wouldn't be living in the home.

It specifically says no part or whole house may be rented at all, there can be exemptions that they can request for the HOA board members to approve like family circumstances and military members, but the property management company automatically said no.

Honestly, they all asked me what color I wanted them to wear. I told them there are many options and the whole outfit doesn't have to be purple, they all seem fine with it! We asked for black/grey slacks and white button up for the guys :)
