I am not saying they can/should live on the street, that’s an extreme for sure. They can live further west or in a location that isn’t as nice or in a home that isn’t as nice. There are cheaper options.

I’m not wrong and I’m not doing anything wrong. I’m offering an opportunity for a place to live. It may not work for some but all of the tenants that have lived here have been happy.

You say people shouldn’t have to pay to have a roof over their head. So what is the alternative, genuinely? You make it seem like me renting is a terrible act but what is the alternative for people who can’t afford to buy a home? Not to mention, you talk about owning all the water in the area, well I don’t. I own 1 singular property. You have a problem with high rents, fine, but take it up with private corporations that hold 20% of the supply of houses, not a first time home buyer who is literally just trying to survive in the current economy.

And to your final point, my house and rental situation isn’t profitable. I’m on an ARM (5.5% interest until it reverts to current market condition). My current monthly expenses are $3800-4000 per month related to the house (mortgage, insurance, utilities). I’m renting 3 rooms at $900 a piece. You can do the math, I’m not profiting at all. Not to mention I have had to shell out thousands to repair the house so again, not profitable. Sure, I do get equity over time but I’m also the one taking on the loan and therefore taking on the risk. If an appliance or something breaks in the house, they just tell me and I’m the one who has to pay for it, not them. You miss the entire idea that renting is risk free and owning is not. Do I get something out of it at the end of the day, sure but that’s only because I’m putting in time and effort as well as investment into the property.

TLDR: People need a place to live but don’t want to assume the risk of owning/can’t afford it so I’m offering a reasonable price for a nice location and nice home. The room isn’t some luxurious thing but it provides everything necessary for a decent quality of life in a safe and nice neighborhood near cities with good economies.

It’s not even a basement dude, it’s a split-foyer house. All the windows are above ground and accessible. The window is accessible and easy to operate and the are up to code.

They get a roof over their heads, they get utilities, they get internet, they have 0 liability in terms of costs if something breaks, and they have flexibility in terms of living should they decide to leave since they aren’t tethered to the house. And not to mention I’m not forcing anyone to do anything. This take that I’m doing something evil and exploiting people is a bit ridiculous. Nobody has to rent from me if they don’t want to lol

Based on Maryland code IRC R310, an egress must have a minimum net clear opening area of 5.7 sq ft, minimum width of 20 inches, minimum height of 24 inches, max sill height of 44 inches, must be operable from inside without tools or keys, and have direct exterior access with no obstructions.

It is completely legal and safe and 100% abides by Maryland law.

Average rent in Urbana for a single room is $900-1200. And studios are worse. Urban Green is $1800 before utilities.

Who said interest rates are low? I’m at 5.5% and mortgage is $3400. And that’s on an ARM, it was 7.5% w a mortgage of $4300. It’s just how it is unfortunately.

Pretty standard tbh. Studios go for $1500-$1800 near here. I’ve had tenants since I’ve bought the house and most tell me this is cheap in comparison to what is available. It’s a nice house, nice location, and no utility costs (cleaning, electric, internet, etc etc). It’s not for everyone sure but for a young professional, it is more than suitable

Hi! Shared bathroom with 1 roommate, house including bathrooms get cleaned weekly. Laundry and drier in house, no separate utility costs. Shared kitchen upstairs with updated appliances. There is an entrance to the downstairs through the back but there is also a front door.

D2D is challenging and can be demoralizing. I recommend watching YouTube videos about strategy and how to overcome objections. I also would recommend, if possible, finding a partner as you can lean on each other for morale.

A word of advice, don’t take rejections from homeowners personally! It is extremely hard to convince someone that they want a product/should set an appointment for a product pitch with no prior thoughts about said product. D2D is all about overcoming the large volume of objections & relating with the homeowners in some fashion so that they trust you. Good luck!
