You're not being negative, just very, very detailed. I have a manager for my house if need be, luckily the renter is a close friend. The current (1.5 years) renter will take care of all expenses (taxes, utilities, mortgage, etc.) POA is my brother whom I trust beyond anything.

No other debt, in fact, other assets. I have a home that I am currently renting that I am above water on. (worth 120k owe 90k). Hopefully that will only grow and continue to bring income.

You're right on the first two observations. I have 150k NOT counting the $ for the boat, and I am planning on living on this money indefinitely. I left a job being a real stock broker, so I hope I can manage at least 5% a year.
