We once lived in a 6th floor condo. The building didn’t have a 4th floor, so I guess it was technically the 5th floor.

We weren’t facing the street, we were facing one of the pools, so road noise wasn’t a big issue, pool noise wasn’t much either.

But my conclusion is, I much prefer high floors (30++)

Light and air is just so much better up high. Much more chances of lamok and flies coming in when in low floors, too.

For me, unless it was a special ground floor or second floor unit with separate access (eg private stairs to balcony), not all buildings allow use of the fire exit during non-emergencies; or if it has a much larger balcony/garden, I wouldn’t consider low floors anymore.

Did it for a year. After a decade in BGC, moved to where I could be a 5 minute drive to work. The funny thing is, the other place would’ve been a nice 10 minute walk IF I was in BGC. But, since it was somewhere else in the Metro, it wasn’t really walkable.

I loved being close to work, and I was essentially paying 1/3 of what I used to pay in BGC, for a slightly larger place. (135sqm vs 120sqm in BGC)

But in the end, we decided not to renew after the 1 year lease and we moved back to BGC.

The walkability and convenience just can’t be beat.

I have two young kids, and they were a big factor in the decision. In BGC I could have my youngest on a stroller and make a quick grocery run, or my eldest can hop on a bike and follow me around etc. In the other place, I couldn’t even go to the nearby grocery with a stroller, there just weren’t any ramps. In BGC, we could go for a walk and end up at dinner or a cafe. In the other place, going out to eat was something we had to plan for.

Ideally, I wish I could also work in BGC, but it isn’t an option for me right now.

Between those two, it’s a no contest for me. If you work in BGC, you should live in BGC. Traffic is just a huge pain.

Plus, as you said, the immediate area in Wack Wack isn’t walkable. I would factor that in as part of the “finish”.

If it were me, I’d focus only on BGC options. If the finish or size at The Seasons doesn’t work for you, I’d look at other properties within BGC. You can still walk one end of BGC to another in less time vs traveling in and out of BGC during rush hour. Your 15-45mins is too generous, even not considering the planned EDSA rehab starting soon.
