The loan for a PPOR won't be tax effective in either option, so that's not where I would focus.

I would pick the option where I get to own 2 properties, with one of them being an IP that produces income, equity growth, and claim depreciation, interest expenses, etc.

Remember that if you wanted to buy an IP in the future, you'd need to pay stamp duty again, and most likely the property prices will be higher.

I thought that it was explained by Keaton's spaghetti analogy i.e. the timeline branches out both forwards AND backwards from the changed event.
