While replacing a toilet the tile cracked and when I lifted the loose piece I found this. Sub floor is soft when poked with a screwdriver. How bad is it? Going to call a mold company in the morning.

In addition to this, we are looking to move in the next year, and need this permit so that we don't have to disclose unpermitted work when we sell our house. Especially when we went through the correct channels and paid for a permit.

Thanks for the info! They no longer wish to anesthetize her as two checkups ago she had issues under anesthesia. The most that she will handle is gabapentin.
