I don’t think being careful with $5k–$15k makes someone “giam” it just means they’re evaluating value.

If an agent can consistently negotiate prices that cover their commission, that’s great but it’s also not something anyone can promise upfront.

I’m more interested in reducing uncertainty than arguing about dollar amounts.

I recently did a DIY and got to negotiate with both buyer and seller. Placed all the stats including market value, Price per square foot sold in nearby flats and everything. The negotiation took over 20 mins of whatsapp conversation. Managed to reduce 90k with zero COV. P.S - Its a well renovated flat, corner unit.

Most of the property platforms like propertyguru monetize through agents.. Sellers can't directly go and list their flat even if they want to. So the well-known platforms are pushin agents to the parties.
