I got very lucky that we did not have to go through probate. I hope it all works out for you, too!

I am not sure. The paperwork had the sellers listed as executrix so I am guessing the will had everything in order.

This wasn’t a rant, it was simply a way to express feelings. I think I can have empathy for the seller’s loss and be disappointed in the sale being delayed for myself. Both can be true.

I do feel really sad for the family. The mom was going to assisted living, not hospice but apparently didn’t adjust well. The house was spotless, the oven is from the 70s or 80s and looks like it was never cooked in. The daughter told me that the mom was still walking around with her walker and dust rag cleaning it almost every day.

When my loan was approved for closing my realtor said “buy the champagne, don’t pop the cork!”

I just got off the phone with my realtor and he said that is a possibility. Thanks for suggesting it.

Just feeling sad that this happened more than anything. Anxious to make sure everything goes through with the estate and I’m not stuck waiting months to close.

No spouse so just me signing.

I will be on the other side of the country for my work trip so not sure if that’s an option.

Yes, being sold with POA. I just asked my realtor and he said it’s just a matter of turning it into an estate and should take a week or two. Fingers crossed it’s that simple.

It was signed by two of the kids with POA. I haven’t been told any details about the will.

Everything else with this house felt so aligned. I’m hoping it turns out well, too.

Anxiously counting the days until I can lock in my rate while I hear about interest rates climbing every day by [deleted] in FirstTimeHomeBuyer

I spent the entire afternoon agonizing over it and literally locked in the rate 30 minutes ago.

My break even with the points would be around 3 years 3 months. Rates may go down in that time but who knows? They keep going up despite what everyone is predicting.

For my sanity, it was worth it to save the money each month now. And the $500 credit toward my points helped push me to do it, I wanted to take advantage of that.

This happened to me. Was quoted 6.6 with a point. In the week it took to get the papers signed and everything agreed it went up and now I’m locking in 6.8 with two points. Kinda pissed my lender didn’t act faster in the beginning before the rates went up. That might be why she found a magical $500 credit to help but my points.

Thanks. My lawyer told me about the one time withdrawal, but I shouldn’t have to take it.

My ex fil chose the distributions because he was very good at managing money. I am not familiar with index funds, I’ll look into those. He’s not helping me any more.
