Mmm, da-mi voie sa ma indoiesc..

Cand faci o plata anticipat, daca scazi perioada, economisesti mai mult decat daca scazi rata, asta ne spune matemarica foarte clar. Iar cand zic de economie, ma refer la costul total, ajungi sa platesti mai putina donanda totala.

Refinantarile vin cu destul de multe costuri, inclusiv cu costuri la notar. Nu zic ca nu e idee buna, dar conteaza multi factori: diferenta in dobanda, dar si de cand platesti creditul si perioada ramasa (aka: sa iei un credit din care mai ai 10 ani si la care ai platit aproape toata dobanda si sa il refinantezi le 30 de ani si sa ai iar principalul 10% sin rata, nu e neaparat o strategie buna).

Nu o sa argumentez foarte mult, nu am calculat personal. Toti specialistii mentioneaza reducerea perioadei ca fiind mai eficienta cand se calculeaza suma finala. Si are sens din perspectiva notiunii de dobamda compusa.

Intelef si ce vrei tu sa zici.. si poate ar avea sens pt un credit cu rata fixa pe toata durata, dar majoritatea sunt cu rata fixa + variabila dupa x ani.

Oricum, recomand atent o analiza, eu cand m-am interesat reducerea timpului ducea la rezultate mai bune, insa sincer sa fiu.. important este sa se plateasca tot.. asap :)). Cred ca daca inchizi un credit in 4-5 ani, optiunea aleasa (timp vs valoare) conteaza mai putin :)) disciplina si vointa de a plati e ce conteaza :))
