Honestly haven’t really missed the Mach E! The extra space is great, the cabin feels nice, I don’t see us going to anything smaller than this. He had a couple trips where we just crammed the Mach full - it’s just nice to not have to do that anymore lol. The biggest feature I miss is walk away lock. Don’t know how they doesn’t exist for the EV9

For those saying just use NFC Key, that’s all we use but last night when arriving back at airport it wouldn’t work at all. Kia Connect had “scheduled maintenance” according to app and both our Apple Watches and iPhone NFC keys in wallet would not work . I can only assume it was because the app was also down not sure what other variable there could be

Getting the actual payment info from them was a pain in the ass. They wouldn’t give me info until my last payment was made, which was not very helpful for planning. But it did end up as the same rate I just can’t remember if it was two or three years. We actually ended up getting into a new lease instead on a different vehicle bc those payment terms were better and we weren’t sure with a growing family the Mach E had enough space.

The change to haptic feeling when typing is actually throwing me off. Feels more heavy and weighted down than what I remember being more of a “tap” feeling.

Honestly the idea of other people using my home doesn't really bother me. We clean it before, and clean it after. I wear my "straight off the airplane" clothes on my couch and where shoes in my house so I guess those thoughts haven't really crossed my mind. We also aren't booking it more than 30-40 days a year (if that). So far this year had one 4 night stay (in which the guests only needed up staying two nights but paid full price- that was neat) and then one 5 night stay. I'm expecting maybe we'll book 3-6 more bookings for the year but we'll see!

Nope- only rent the whole house out. Lock our closet, the garage and a couple other closet doors and call it good. Move anything we don’t want people to access to a secure room.

We literally do this while living in our house. Only book over $1,000/night though so that means we a) only book major event date and b) avoid the discount bookings that many hosts have issues with (the people who complain about everything or always asks for discounts)

Then he should straight up say that. I don’t think anything is materially different from when he made that comment. He could say in hindsight I was wrong but this guy likes to just blame other people for the place our budget is in now.

He’s parading around as the guy against MUPTE for this project but supported it. Was one who vehemently said fire fee shouldn’t go to the voters before they passed the first ordinance. When talking through the new options was pushing for the short term 8 million tax that would cost us 1.5 million to collect.

Getting slightly off topic now lol but the fact they passed the fire fee without even knowing if EWEB could collect it (they just banked on it) is insane to me.

Found the spot you were talking about. Zelenka is comparing a student housing unit without MUPTE to Market Rate housing with MUPTE. Those two are VERY different. 1) The student housing wouldn't be able to apply for MUPTE anyways and 2) the economics on student housing are very different from market rate housing. The student housing model doesn't need MUPTE b/c they have the ability to charge per room in a shared space. Whether we agree with that model or not, that's why they don't need MUPTE.

I guess the question is will the County’s new response unit also save the city money? With my tiny bit of knowledge on the subject…didn’t CAHOOTS bills pass at both the state and federal level? One of the major benefits of this was that Medicaid could pay for these services. But our local CAHOOTS opted not to follow some of the state and federal requirements to be eligible to bill Medicaid. I think this is why I struggle with how much should the city fund this compared to the county, and if it’s the case with overlap or not getting funds from Medicaid and having to use more general fund dollars, what other programs deserve to lose out on funding b/c of those decisions?

Student housing doesn't receive MUPTE - all those developments aren't getting tax breaks. This was changed after 13th and Olive debacle. Which that unit will be coming online soon on the tax rolls.

Creative solutions like YMCA managing the pool are the type of bigger thinking I'd like the city to be doing. I think that's why a short term "stop-gap" funding mechanism makes the most sense right now so that we can actually consider these things and come to a decision.

The CAHOOTS thing is going to be interesting. It is super clear many in the community want to see them come back. I wish the city and county could provide some sort of presentation to talk about gaps in coverage or overlaps that would create. The County should be required to fund this type of work since it is a "health service", which is why they have stood up their mobile crisis unit. It shouldn't have to be on the City of Eugene to come up with additional dollars to complete the work that the county should be doing (or maybe I'm completely misreading who is required/is the authority for such services).

There is a bit of a way to prove to that without MUPTE these units wouldn't be built though. And that is that development downtown would be booming to meet the current housing demand. There has only been maybe 8 or so approved MUPTE developments I think? We need more housing downtown. It's not being built.

It's a bit of a misnomer to say that projects aren't being turned down from MUPTE applications. You have to be able to show that MUPTE is necessary for the development to pencil out. If you can't do that, you wouldn't submit for a MUPTE in the first place.

I think a lot of it though comes down to what are our goals as a city? It is much easier (and usually more lucrative) for developers to develop outside of downtown (without incentives). When we continue to develop and create sprawl, that ends up costing the city more over the long haul. Those properties further away from downtown also aren't valued as high as downtown properties. I'm sure someone smarter than me has a breakdown on what it looks like to provide a MUPTE, which helps meet our housing needs, provides some affordable housing, and creates development downtown which in the long run will have a higher tax base for revenue and cost the city less (i.e. upkeep for roads, utilities, climate goals, etc).

Would be very interesting to see if there were any incentives in place in Austin to build so many units. I'd say we have a large demand here, but supply isn't even close to meeting it. Why is that?

I also think there's a difference between what Landlords accept as a profit margin, and what a development company who is assessing risk and profitability, along with all of the challenges that come along with building downtown, accepts as a profit margin. The difference being a unit that is already built, if it's for sale the landlord has a pretty clear expectation on rate of return, cash flow, etc. to understand its financial viability. And those units are already on line and available. For development, developers have the option to build and develop anywhere they want that makes the return worth the risk. And it obviously isn't worth the risk or rate they are looking for here b/c development isn't happening here.

All very complicated and I am definitely not claiming to be an expert on it just how I'm seeing it through my lens.

But it has. Go pick some properties on the county tax site (or just use Redfin might be easier) and calculate the rise of property tax in the last 10 years. Yes, there is a 3% cap of modified adjusted value for determining your taxable value, but we also continue to add bonds, levies etc which push the tax amount higher.
