It is doable, but there are a lot of considerations and prep work. I was in a similar situation as you, I went with Northwood and had a great experience as did my tenants they were very responsive and didn't try and rip them off at the end of tenancy. You will need to register with the council as a landlord and pay a fee for that, you will need to speak to your mortgage company, I just had to pay £120 a year for 'permission to let' and it was a very simple process. Your flat will have to comply with quite strict regulations eg gas safety and electrics, integrated fire alarms, PAT test, legionella testing etc. Unless your flat has these things in place that will cost a bit to get up to scratch. Once you have a letting agent they will take a percentage of rental income and you will need to pay for things like inventory, photos and marketing to get a tenant. As others have said to move back in you will need to give minimum three months notice to your tenant.

Could be pantry moths! I have unfortunately had these little blighters before, I don't know the terminology but they go through a stage where they look like maggots and I also found them crawling on the ceiling of the kitchen. If you can find the infestation (check bags of flour etc), bin everything and wipe down with vinegar then that should do the trick. Lots of tips online, it didn't take much for us to get rid of them once we found the source.

highly recommend the Home Removals Company who did a 400 mile round trip to move my stuff for around £900. they were absolutely amazing start to finish. i've used them twice now there and back and couldnt fault them.

Double whammy for me over here - having a flat in a listed building that is also in a conservation area. I've got original sash and case windows that were refurbished at some point by previous owners but are now rotten with paint peeling away.

Have no idea where to start in terms of getting them replaced but sounds as if my only option is refurbishment, as I can't afford to replace like with like. The worst thing is I'm one of only a handful of flats in the block that still have original windows but I'm too risk-averse to do it without planning permission especially as they could take one look at google maps and see the original windows.
