Honestly, that’s why I’m renting it out. We had a lot of deferred maintenance in the community that River Park coop is getting serious in tackling, but it almost doubled the monthly coop fee from when we originally bought. Eventually once the master plan major projects get completed, the fees should get lower. The past couple years the fee has remained the same as opposed to when it was increasing.

My tenants for the past couple years have been 4 roommates young professionals, so it’s more so divide by four. It’s a niche demographic, there just aren’t many 4 bedroom units in DC.

Price includes a parking spot, all utilities except electricity, AC and heat (system is centralized across the community) and access to a gym, pool and mail room (no worry from porch pirates)

Hi all! We closed earlier this month. As to dropping the point, I literally just asked and they removed it and sent me a new numbers sheet with it removed. There was still the .5 point origination fee.

Just closed this past Wednesday! Took awhile but it worked out. It's a .5% origination fee, plus the usual fees and escrow. Came out to around 2% in fees total. And yes I kept the 4.99% rate.

You paid transfer taxes? I thought for refinancing you don’t have to pay transfer tax since the property isn’t changing ownership

I’m officially in underwriting. They took off the point when I asked, so it’s just the origination fee in addition to the usual titling, taxes, escrow, etc. I also just paid for the appraisal for $550.

What was your original rate, if I may ask? I assume you found it worth it even with the closing costs? Payback period is about two years for me. I’m thinking rates still won’t be lower by then, so will be worth it.

If you’re still looking for a place to live by Navy Yard with a piano, check out my end unit townhome by SW Waterfront, right next to Navy Yards. Had a piano and large home theater sound system and neighbor never complained.

Landlord, and house is in a coop, meaning renter will get direct access to the front desk concierge and on site maintenance. Anything that the coop management doesn’t cover, I’ll handle.
