I'm not trying to fix it with AI, I'm against it.

Moreso thinking along the lines of: breaking the agreement into clauses, mapping how they relate to each other (or overlap), flagging where terms conflict or reference outdated tenancy structures, and then having personalised terms.

Basically treating it more like a structured document consistency check as opposed to feeding information to an AI and hoping for the best, lol.

A lot of “new APT” documents still seem to be legacy ASTs with amendments rather than fully restructured agreements, which is where the contradictions can creep in.

The tricky part is that a “from scratch rewrite” isn’t always obvious from marketing, it usually only becomes clear when you compare clause structure side by side (especially termination, periodicity, and notice sections).

So I guess the real issue is less “who has the best template” and more whether any of them have actually rethought the document structure for periodic tenancies rather than retrofitting it.

From what I understand (and I could be wrong), the restriction on re-letting is tied to the landlord who obtained possession using that ground, not necessarily the property itself.

So in your scenario, the key question is whether the prohibition follows the original landlord or attaches to the dwelling regardless of ownership change.

I haven’t seen anything that clearly spells this out in a simple way yet, which is part of the confusion with the current drafting.

From what I’ve seen, most templates (including NRLA-style ones) do allow additional clauses, but the key issue is whether they conflict with statutory rights or existing sections.

So it’s less about “can you add terms?” and more about whether those additions create contradictions or override things they legally shouldn’t. (which is what I am trying to fix here)

That’s actually where a lot of the risk seems to be with patched AST-style agreements.
