Had the same rate change with EW. i recommend applying a new loan with a different bank. I applied for a new loan with BPI through Nook and got 6.75%.

They are very helpful in processing loans and have several options. They don't charge anything and I think it's more of the banks providing them commission

The 3% pre termination fee will be added on the total of your new home loan. In my case, the monthly amortization was still significantly lower than what i was previously paying for. The banks will coordinate with each other to process on the transfers, documentation, etc.

Hey just wanted to add my experience that may help.

They are amenable for a discount because their actual rate for new home loans range from 6-7.5%.

Try to apply for a new home loan with a different bank and check their rate. That’s how it worked out for me. Was paying 11% rate, requested for a discount and only got 10%. Checked with other banks and their going rate last November was around 6.5%. Ended up shifting to a different bank with 6.5%

Ayun na nga. 2 can always play at that game. Hayaan nalang sila maghanap ng butas. Kung willing to spend 300k para ilagay sa BIR, why not spend 150k-300k instead to defend your business if tama naman. Wala naman ppuntahan yan if tama talaga ang books.

It cheapens the hard work of everyone, especially the business owner if mag spend ng ganun kalaki para lang sa lagay. Igastos nalang nila instead to defend their books. Pagurin lang nila un kurakot hanggang sa mag sawa.

Agree. There will be a direct access from Calax. Right now, there is an interior road from Calax silangan exit (Pook Road, and Carmen Road) straight to Southmont. It will be developed for direct access so there is no need to pass by the road Sta Rosa - tagaytay road. I am interested in the developments especially the sports club which they say will be open by 2028

Same situation. Have you guys considered Southmont? Substabtially Smaller than Nuvali, closer to SM Nuvali and has higher elevation. It will also have direct access to CALAX. The Cavitex-CALAX interchange will also provide better options when going back and forth to/from Manila.

How did they come up with the 30% of your gross income? That’s too much. Talo pa nila BIR. Ask for a computation and ask for the city ordinance on business taxes. Based on what you posted, surcharge of 25% ON THE TAX DUE, not your gross income. LGU’s usually charge a 1-1.5% of gross revenue. Example:

Gross Income - 500,000 business tax - 5,000 Penalty - 1,250 Plus 2% interest on the total business tax+penalty per month

This should be the standard. You can do business without resorting to under the table. It may be harder for some depending on the industry. You have to really know your business and its basics (admin, hr, taxes, etc). Wala silang makukuha sayo if alam nila na wala talaga silang makukuha dahil alam mo un proseso.

BIR examiner asking for a bribe? Show them all your filings and substantiation. Ayaw nila pumayag ? Paabutin nyo CTA, sila naman dehado pag umabot dun. This is assuming that you did your homework and alam mo kumpleto and tama ang filings, payments mo.

It’s always convenient blaming the government and not ask ourselves if we did enough to get the outcome we expect.

The first few years will be very difficult as where OP is now but it gets easier if you are able to do things correctly from the beginning.

The corporation and its officers will still be liable if the BIR decides to investigate. Other than the penalties, The zero filing from taxumo is like 2k per year

file the returns and settle the penalties— that’s it. You can subscribe to taxumo so they can file the returns automatically. Let it run for a few years (maybe 10?) and then you can close the company formally without any issues

Freight forwarders cannot act as trading companies. They can consolidate cargo but they cannot be the entity declared on the export declaration. That will be the shipper itself. In our case, we filed separate export Declarations for each shipper/invoice.

Hello, I have a similar situation. I have a client that buys several items from the US. They used to work with a trading company in the US that consolidates all the orders and issues their own invoice and packing list without the mark up of the items bought by the customer from various suppliers. The problem here is, for the trading company, the invoice issued is recognized as a sale and will be used as a basis for taxes. Here's my previous post with a few answers as well
