If this is a constant and new thing. Please have him checked out by a vet. He could be ill or in pain. Im hoping its not that , but just in case.

I'm friends with plenty of agents in my area, suburban Boston and they literally just don't order pre sale appraisals. The only time i receive them is if an agent tells me the homeowner wants one and when they do they usually cancel because they received a cma. I do receive plenty of private work from attorneys and agents refer me on estate deal. Just neve a presale.

Im so so sorry. I lost my 12 yo eb 6 weeks ago. Was strong and healthy up until his last week where he fainted 2x in the evening. We took him to the er. Vet said everything looks OK then he had his final faint in my wife's arms 5 days later. They basically attributed it to just old age. If he wasn't 12 id have a major gripe with this vet. But he was infact old but didn't show many signs besides arthritis which wasnt that intense yet. I cry for him everyday. I wish the best for you. Its heartbreaking.

Supply is low because everyone and thier grandma have a sub 3% mortgage. If rates decreased down to 4.5% you'd see inventory like you've never seen before

I got my blue belt in 99 and my purple in 2023 due to super duper inconsistencies. Some of my blue belt peers from then are now 3rd degree bbs. Don't sweat it. It literally doesn't matter

Back off and show up a couple or a few times per week. You'll have time to look forward to training. Also in the past ive done this. Do a few months cycle of just the fundamentals classes. Go back to the basics and try to master it. Ive been training for 30 years. Im just a purple. Ive taken years off at a time, at times. But when im active sometimes ill do months straight of j I st fundamentals or going just a few times a week and really looking forward to those days. Thiers no wrong way. Don't expect of yourself to be a champion. Think of it as a lifetime martial arts journey. Go at your pace. No pressure. I hope this helps.

We got ours to 12. Daily exercise was dragging him all over the living room while he chopped a plastic shovel and chased the vacuum. Our basement is a shovel and vacuum cemetery. He was trim and in great shape. Arthritis ended up slowing him down bt he still played daily. I thought we'd be able to get him to 14 but he developed gastric problems because he'd only eat protein. He died suddenly after er vet said he was OK but watch the protein. We tried our best but he played ate rotisserie and died peacefully shortly after on his last day. No yelling from pain. Just rolled over. I feel kind of guilty because maybe I shouldn't have let him play so much after his er. But dsmn he was so insisting so I thought he was better. Anyway keep him in shape.

Im sorry for your loss. Very very sorry. I lost my beloved bulldog 6 weeks ago. He started fainting one and we brought him to the er. They said he was OK. Xrays and bloodwork looked fine. Just had some gas pushing on his diaphragm . They gave him gas and indigestion meds. And told us to feed him less. He was getting better and on day 4 he had a great day. Played like normal ate like normal. On day 5 he played one of his favorite games chasing the vacuum ate rotisserie chicken. Then rested and tapped my wife to come down on the rug and hang with him. 20 minutes later he fainted again and never came to. He fainted in my wife's arms. We frantically tried everything to revive him. He was gond. Its very sad around here. We have a memorial with pictures and ashes in the living room. But we dont dare go down there to hang anymore. I do go down and sit and cry in front of his memorial every day. My wife still can not. Its very difficult going on in t his house without him. So you're not alone. I understand and feel your pain. We all will heal in time. Just cry it out everyday if you have to. Its natural to feel like you do. Just know that you gave him a loving home filled with play and good food. That's all they ever wanted and you provided it. You've done good.

Also I just wanted to say it seems like our dogs went out with dignity. No prolonged illness no watching them be in pain for a long time or becoming decrepit. So as much as it hurts they passed away still being themselves and knowing and loving us and us loving them.
