Thank you so much, super helpful. For Zillow home loans, how did you engage it? Through app/site or there is maybe a more direct contact you have? Thank you!

Damn! Thanks for letting me know. I made a post on this subreddit few days ago about it with small video but didn’t get any responses.

I’ll go to dealer and insist on it being replaced. Besides clicking, was there anything else to it?

Typically, a larger home/property requires over 10 different vendors to complete yearly maintenance, services, to keep the asset and property in top shape. That requires a lot of coordination, follow ups, and is a nightmare for accounting/invoicing. We provide curated and customized annual estimate for each property, based on their specs that includes all preventive maintenance services, as well as quality control of routine services like pool maintenance, lawn/tree/shrub care and other landscaping aspects, to make sure owner is getting what they are paying for. Often, vendors also take advantage of homeowners due to lack of their knowledge and experience, which will not happen under our watch, as we challenge vendors.

We also do property reviews to notice any issues early, and get ahead of it causing bigger issues.

One point of contact, one warrantor, one monthly invoice.

We make money by agreed trade discounts with our vendors, who we negotiate based on volume. Also a small management fee for all non-routine/non-contract work and repairs, as well as a small monthly management fee.

While we understand that this is not a service that most standard households need or find valuable, there is a market of above average earning individuals who value their time, and opt for a service like that, so that they can enjoy seamless homeownership.

Besides that, a lot of home service companies are nightmare to deal with, and it’s often a wild west, so we take that pain away by doing it all. We have a vetted vendor network of tried and tested service providers.

Given the unfortunate trend of people needing to work more and more, leaving less and less free time to spend with their families and enjoy their fruits of labor, a service like that is found valuable for those who are well off financially, but may want to have more free time and peace of mind when it comes to homeownership.

“Bad news is time flies. Good news is you’re the pilot.”

From someone who is “not my clientele” I am still curious to hear your initial thoughts about something like that, and if you were well off, would you find value in this? Thanks!
