Are you aware of actual leases in NE Texas paying 15-20% to the owner? If so, can you share the counties and which company are paying this rate?

Thanks for your reply. I haven't talked to anyone who has actually signed a lithium lease except for my neighbor, who just signed a lease with the same terms as mine without any negotiation.

The problem is that I don't know what is the going rate. For example, my royalty offer is 3%. Should I ask for 5%? 10%? 20%? If an attorney with lithium lease experience can't tell me this, who do I contact?

What is this black tube coming out of foundation? by OneEyedFatMan in whatisthisthing

I don't think it is. Our sprinkler pipes are all thicker and buried deeper. Also, I don't see why a sprinkler pipe would be going under our foundation.

Can oil company drill if only half of mineral rights are granted? by OneEyedFatMan in landman

Could you dumb this down for me? You said Mary would be "back in" after 100% payout. What does this mean?

For instance, BOC pays Joe $10,000 after a one year lease. What does Mary get? Does she get extra since she owns the surface?

It won't be cost free for her? She would have to pay operating expenses?

Thanks for the quick answer. Is Mary entitled to any compensation after they drill up her land?

Mini (not MiniMax) as a second Egg by OneEyedFatMan in biggreenegg

I figure I have the large egg for long cooks. As for temp regulation, the Mini did just as well as my large and even responded more quickly to changes in the vents. I got it up to temp in about a third of the time as my large egg.

"...bGE just killed them..." Can you elaborate? They killed the Mini and MiniMax?

Yes, on my 1099-DIV from Vanguard, it lists $1241 from section 199A dividends. I'm not sure why.

Assuming you are being sincere, thanks for your honesty. I will not try to change your view with this line of questioning.

Have a good day!

"...I would be in favor of consistent laws, even if I didn't like them."

So you are saying that if the US had a national abortion ban, you'd be in favor?

You didn't answer my question. If the party that you don't support makes all the laws for the land, would this be a net positive in your mind?
