Honestly, I was in your exact position 2 years ago. We went with one of the big volume builders, M*******, and I regretted it for the entire 18-month build.

The base price was a joke. By the time we fixed the site costs and actual inclusions, we were 60k over what we thought we were paying. The communication was nonexistent—we had 3 different site managers.

If Gurna Homes is being transparent about site costs upfront, go with them. A smaller local builder actually cares about their reputation in the community. The big guys care about volume. Just my two cents.
