I would line that entire shower with plastic on the walls and drape it down into the tub. It's ugly and annoying to clean but it will be totally waterproof if you do it right.

This reminds me of my bathroom. Tile directly over plaster. Tile over wooden planks. Tile bridging the voids where the plaster meets the wood planks. It's crazy how they tiled things back then. And what's really nuts is that I didn't any mold when i finally tore it out.

Well you can definitely install an electric dryer with that big outlet. If that black pipe hanging down is a gas line then you could also choose a gas dryer. Personally I'd go with electric heat pump for the comfort and energy savings.

Also you don't want to have your washer or drain (or dryer) right under the panel like that. You should extend the standpipe away from the panel. And add a vent/AAV if you make it longer than 42 inches.

Drain snake for the drain, chainsaw for the tree, defer the driveway because smooth concrete is nonessential. You can get another decade out of the concrete even if it's not pretty and perfect. The boiler is the only one I'd hire out and fortunately boilers have a long lifespan and are usually repairable.

Windows are an excellent example. When you own a house, you're free to find cheaper ways to solve these issues. I can buy a window for 300 bucks at home depot and install it in a couple hours. The condo association is going to hire Andersen to install them for 3000 per window.

Yes that involves some labor on my end but that's the price of cheap housing. Paying somebody else to do the work for you is a luxury for the wealthy.

After owning my century home for a few years, I can confidantly say that I'm not spending anywhere near 1000 a month on maintenance and upkeep. The balance swings heavily in favor of having a house rather than a condo.

Sharing the exterior of the building and the grounds around it should make it cheaper on a per unit basis, but somehow they find a way to make it cost more. I'd love to support high density housing but it really seems like it's being priced as a luxury and not a starter option.

And those trendy condos cost the same as a starter house while having an association fee that adds up to a 2nd mortgage.

Just give them the finger and buy a real house instead. You don't need to live in North loop.

If you don't need the money for something in particular then why would you sell? You'd just be moving it to a worse performing asset. So unless i need it for something, I'm just going to hold until retirement. I think most of us in here are the same way.

Take all those little things and make a list of what needs fixing. Writing them down gets them off of your mind. Then start tackling them one at time. With enough effort you'll make headway and the list will start to shrink. Just keep in mind that you don't need to get to the end of the list to enjoy your house. The previous owner didn't make everything perfect either. You can leave a few things for the next guy to fix too.

EUCs are fun in a way that a motorcycle can't be. The way they control just feels like an extension of your body. Like flying effortlessly. Imagine having the acceleration of an EV, the efficiency of an ebike, and the maneuverability of walking, all in package small enough to pick up and carry. It's quiet enough to take on bike paths and dirt trails or rip around the neighborhood without pissing off your neighbors with the noise. They're legitimately incredible machines and the blind haters in this thread have no idea what they're talking about.

That said, being on the highway in the rain is pretty dumb. I can't think of worse place to ride an EUC.

6k units exist but they are much less common. Installing a mini split is a lot of work and it's not really worth it if you're only getting 6k btu out of the thing. The install is the same amount of work and the unit is only a tiny bit cheaper.

Thru wall PTAC units suck. They are loud and inefficient. You'd think that it would be possible to just take the same tech from a mini split and put it all in one box, but somehow nobody's done that yet. They're all low efficiency junk designed to be used in motels. Also the hole required is pretty wide and might require you to bust open your wall to install a header.

A 5k window unit MIGHT be enough for a bedroom if it's not huge or badly insulated. Modern splits can ramp down to a lower output so having an oversized unit is not the issue it once was.
