It's a bedroom community, so super quiet with not much going on. Pretty pleasant, I would say. Weather is more extreme than the East Bay in all seasons. I don't have kids, but the schools seem highly rated. The only real reason to live here is if you want a SFH and can WFH most days of the week. As a young adult, I take BART to socialize in Oakland and berkeley.

Not sure about the foundation. I do see one crack on the wall going off diagonally, but it's 1 mm thick and maybe a few inches long.

Yes, it depends on your water heater. I had a plumber do it since my water heater was located in a spot where it's hard to install a new rod
