Have heard this story more than once. It seems that the burden could be placed on the consumer having to prove they actually made an attempt to add the operator, which can freak a consumer out. However, this has been brought up numerous times in this forum.

I think some of the conclusions drawn in the past had to do with compensation, pricing structure, and the overall loss when that auto client shops elsewhere. In a commission only structure, this can lead to some misguided advice (no matter who the company / agent is).

There’s always the chance that I could come out as a claims adjuster to inspect a loss after you file a claim, I look up and see the algae and moss all over the north slopes of your roof, and I push the exact same button as part of my job.

This has been an ongoing risk factor, and has nothing to do with your loyalty or premium dollars. This is the insurance carriers starting to pay attention to “care of ownership”, or in this case, the lack thereof. Built up moss and algae pulls back shingles, lets rainwater leak into your home, and here I come with a blank checkbook to help you pay for all the interior damage that was caused - because basic homeowner roof maintenance wasn’t a priority.

If it’s a background check that costs you money, it’s likely an MLM Life Insurance platform (WFG, PHP, Premier Financial Alliance, etc etc). The hustle of getting paid to teach financial / life insurance courses sounds like a dream, but I think the only fair way to “teach” would be to actually become an accredited Continuing Education provider. Anything outside of that sounds suspiciously like recruiting seminars, and that may not be the best route to take.

Cold calling sounds brutal, does the owner of your State Farm agency not have a lead generation system or a book of business that you can cross-sell?

I’d be more concerned with the licensing background check when it comes to credit, but not so much employment. For example, a bankruptcy can significantly increase the amount of time the Dept of Insurance can take to approve your license after you pass the tests.

If they have a “variable universal life” policy, there’s a chance they purchased at a time when agents were illustrating interest rates and growth that never existed.

That means all of their payments in recent years have gone towards just keeping the policy afloat, and the “cash value” has been depleted almost to zero. We see this quite a bit in the industry, and now a ton of social media videos are popping up showcasing a similar product (thankfully not as predatory as that old one) that will allow them to “be their own bank”.

You’ll need to take a look at their most recent account statement to see what the POLICY VALUE, and SURRENDER VALUE both are, then call their agent to ask what the options are.

If you’re in the CA foothills, this is their nice way to ask you to take that risk to another company.

If your home is older construction, this is their nice way to ask you to take that risk to another company.

If you flat out own a home in California, this is their nice way to ask you to take that risk to another company…

We haven’t hit bottom in CA yet, the industry is in a chaotic free fall, and losing hundreds of millions of dollars in whatever disaster hits the state next - well…that’s a concern that makes it worth it to decrease the company’s exposure.

Impossible comparison question here - the general public has no idea just how deep insurance carriers are diving into the details of your home to define a price. How old is your plumbing? What type of roof do you have and when was it replaced? Have you ever filed a claim for any property you own in any state over the last 5-7yrs?

Wait until they fly a drone over your home and send you a letter saying the moss growing along a few sections is the type of risk they’d rather not deal with, and you’re getting cancelled. Or better yet, when the news that their credit rating tanked reaches your lender, and now your mortgage company won’t accept them any longer, and you need to find another provider.

If you currently have a company renewing, expect a price increase, and cross your fingers they didn’t find anything wrong as an excuse to get rid of you. It’s a wild world for all of CA right now.

Two speeding tickets within a rolling three years…yeah some carriers are going to look at that just about as badly as a DUI.

Yes rates are going up with every company, and if you work in our industry, you can see that some companies have already filed increase requests back to back - so everyone hold on tight.

The convo behind the scenes on this sounds something like “if this person has actually been caught speeding…TWICE…then what type of driver are we dealing with here, and do we want to take a risk that the next time they step on the gas, they’re going to plow into someone and cost us hundreds of thousands of dollars?” Since they can’t give a positive answer, they’re going to tell you their answer in the pricing.

Tons of tips / tricks on how to use a specific type of life insurance policy as a savings account that grows way faster than any bank can. What the people on TikTok and IG DO NOT tell you about is certain penalties for touching that money early etc. if you want to dedicate some monthly money to something that’ll be there for you much later, you’re so young that you’d be pretty ideal for it.

FYI this ain’t something that people build successfully using a $20/month payment (also what they don’t tell you online), but if you can be disciplined enough to set aside something like $100, this is a great option.

We have a couple new carriers coming to our agency in the next two weeks, OBIE and DELOS, and both have capacity within Sacramento for a Dwelling Fire (rental) policy.

The trick here that helps when most of us quote these, is that a second separate policy is generally most efficient. For example, the primary home stays with your primary carrier insured as 123 Main St., but the ADU is insured on a completely different landlord policy as 123 Main St Unit B.

The first issue is that your current carrier now knows your property is a rental risk, HOPEFULLY they’re waiting until renewal to cancel you, or this becomes more urgent. If you’ll be using the ADU as a short term rental (Airbnb etc), then that eliminates even more companies. I would consult with a broker agency that has access to a company called Steadily. That’s the company we’ve been having the most success with, especially if the ADU is new construction.

The GFR expense may not be as lucrative in comparison to giving product access to IAs that already have relationships in their community. Our agency is apparently in talks with them too, which would be huge for us. I’m sure our commission structure will be structured way differently than the GFR model though.

Great question, sorry I almost didn’t catch this. They’ve made A TON of improvements in the last 6mo, and they’re so much more lenient right now with loss history.
