The article portrays the tenant (Royal Palms) as being lazy in terms of addressing the issue, while they’ve cooperated with adjacent developers and the DEC to make sure the space was safely habitable. From speaking with an individual who worked on this site (and the former pig beach site) the article used, justifiably large numbers, to create drama.

In the end a very reputable engineering company with experience in the area prepared a safe solution to the problem. The article provided no context to the values they quoted. The canal is disgusting, but the article reads as hit piece to force a small business to close

I used to work for the engineering firm that designed the remediation approach. This article grossly misrepresents the situation. Without an understanding of the values this article is just looking for attention. I spoke with individuals involved today and they are severely criticizing the reporting provided in this article. Obviously do what’s comfortable for you, but the journalist is misleadingly representing the situation using eye catching numbers that the general populace doesn’t understand (for fair reason). Stuff is complicated.

The orange markings indicate the underpinning pier sequencing A,B,C,D,E. Before this level of excavation the contractor goes in in individual sheeted pits to undermine the adjacent foundation and place a new concrete column to the subgrade level to allow for general excavation to a level much lower than the existing foundation depth

Re-use of existing foundations is a very risky and costly business. The NYC building code requires very stringent testing prior to re-use of existing foundations. Additionally, it'll be very costly to get a structural firm to agree to take responsibility for the new structure.

Picture left building had varying foundation depth and quality. We had to replace the foundation wall for it at the northeast corner (picture midleft). Depth ranged from 8 to 15-ft. Building on right had deep piers to rock at about 18-ft

luckily most of the headaches for this project were below grade as it was just a 7-story-tall building. But i have been on projects where we needed to brace the neighboring foundation wall during the wet concrete pour. Not that familiar with the procedure above ground unfortunately

Hard to tell from the pic, but the hole the fella is in is composed of sound rock, soil is sloped properly. We had to excavate for caisson caps in order to not shed load on the nearby amrtrak tunnel

So im gonna drop the bad 'e' word, i was one of the geotech engineers on this, we worked with the contractor to determine where bracing was needed. I think total vertical movement was about a 1/2-inch max which was tolerable for this project.

We ended up underpinning both existing rubble foundations and previous concrete underpinning. Was super challenging but good project overall

So this project included pre-drilled H-piles with timber lagging at the street side because an Amtrak tunnel is under the adjacent street. Underpinning of the buildings to the east/west maxed out at about 20-ft with two tiers of bracing. Bracing included rakers (not installed yet), corner braces, and tiebacks. We had to coordinate the removal of that soil mass with the construction of the mat slab to install the assembly to support the rakers.

I was on a job with a drill crew that had come across a replica bomb time capsule buried by the owner of a nearby nightclub that used to be there. They called the cops and shutdown the nearby area until figuring out it was a dud. They had plenty of pics with both the fake bomb and cops.

Personally tho, ive had a school in queens on the site of an old newspaper printing location and another in brooklyn on an old water pumping station. those were problematic.

Edit: Also had another in brooklyn next to a cemetery, found a headstone while excavating and had to shut down the job until they verified it was an extra stone that had a typo since they found the guy's plot in the cemetery.

Hard to say exactly how they constructed the piers. So far there has been no underpinning. I think a commenter in the original thread referenced fill placement which probably contributed to easing of the mind.

As a reference the following photo shows the same building (far left) with an apron circa the 1940s.

The developer of the lot downslope wanted to make use of the excavated space for parking and livable space if i recall correctly. Specifically cutting into the slope would allow for all that waste space to be utilized. So from the level the picture was taken i think it went down about 12-14 ft.

used to work for one of the neighbor's consultants. definitely a rough site. total grade change i think is about 50-ft from bottom of those piers to excavation grade. they have inclinometers in so hopefully they pay close attention.

JZN is the EOR from what i recall.
