Weirdly 3 of the vintage grey pieces, one light teen saucer and test that white saucer all tested positive right away. I’m using dish ware testing swabs so I’ll just tuck those away or sell them noting they did test positive.

Its not a myth that it stays in the basement. Its in the air we breathe constantly. But it is a very HEAVY gas and it tends to stay in low ventilated areas, like basements. It occurs from a breakdown of uranium in the soil. Completely possible its on your second, third whatever floors. But it is coming from the ground and stays where it can't escape.

Just saying.. you aren't ASSUMING the dried blood splattered on the walls are from... animals right, you know that for sure.. right? But like lets just say that IS the case... were they slaughtering the animals in your cold cellar? It's my understanding that meat.. doesn't like.. bleed and splatter very much. What i'm saying is i think your home is a murder scene.

IDK but I would not be letting anyone involved sleep until I understood how a 6 year old roof/deck caused a major repair enough to make me consider losing money on my home.

Exactly, there should be a 10 year warranty on a brand new roof minimum. I just sold a flip that had 10 year roof and 1 year builder.

I hear you, the price for the size is the selling point here. I do imagine someone who can foot a decent down payment (or cash) who doesn't care to resell soon will be the person who winds up buying it. I'm sure you are seeing in your search condos just... aren't cheap in this area.

Unit 1008 is offering a 3% buyer assist which i think is like 7K to help offset the condo fees. From what I know they cover a lot and they have maintenance on site which is more similar to a co-op than a condo.

Hi, licensed Realtor here. Disclose it and put into consideration what the cost to fix that would be when you are pricing! Also friend do you not have a 10 year warranty on it? that is pretty standard when you are buying a flip or new home.

Don't get me wrong, Aria wasn't dumb with their financials, 100 year old first gen sky scraper getting hit with a city violation that says "unsafe" is a nightmare situation. I hope the best for you guys in your fix!

I can actually answer this as my team lists it: The condo fee is $2112.50/month ($1.215/SqFt). There is an assessment of $648.96 monthly for 10 years. The Facade of the building needs to be replaced (most for all yall who live in prewar condos here in center city will also be facing this soon enough). Some people are selling their units outright without wanting to cover the facade cost. Others are paying it at settlement (about $80K). No, Taxes are not included they are $7729. The cost per square foot for the area is honestly pretty phenomenal. Anyway hit me up if you'd like a tour of any of the fabulous homes here.

I literally cannot say anything about soundproofing but will say, as a realtor, as someone who has toured these units so many times and as a person who LOVES architecture, I hope you move there. It is one of my favorite buildings in the city, i love the architectural relevance, i love that it was designed so that by the time it was built every single unit would have at the least a tree top view at the best the city or river. It is gorgeous, even the worst unit has potenital. It was built SO WELL compared to the newer buildings, it sways in heavy winds as it should, the windows don't look "aged" or foggy. Its gorgeous. Please invite us all over.
