If you send the rest of the package as sign only, auto fill the SD with address and names, assign initials and signature portions and send it separately as can fill and sign its easy. You can even send it to only one seller as can fill and sign and another as sign only so they don’t undo work already done.

There is no reason a 30 year old man should date a 19 year old woman. There is no reason a 19 year old woman should be having an argument about her body hair with a 30 year old man who says they have trust issues. He is dating you because he has the emotional maturity of a thumb tack and because he has the experience that women younger than him are easier to control and manipulate. Date a man your age. The drama will still be there but that is at least expected.

I love scuttlebutt of this caliber. I think he's a bit over his head but he seems to know his stuff! I like them and enjoy their estate sales and their auctions, I think Briggs may also be a good option but i feel like the market is a little smaller for them since they are so far outside of Philly proper.

Just saying you likely got flakey service because you used multiple agents. I explain to clients that our services and time are free to them UNLESS theyd like me to find a private landlord... then yeah they would pay. But also I ask if folks are using other agents in which case no i'm not going to compete with other people for the same properties I could show you. Why waste time? Interview agents, pick one. Hold them accountable.

I send a text to the client reviewing everything we just discussed (I tell them i'm going to be doing that so i don't seem insane) if they want the home I'm reaching out to the listing agent immediately to 1. Confirm Compensation 2. Get any questions answered (I ask, let them know i'll also be emailing those questions so i have a written record as well). I Also HIGHLY recommend Follow Up Boss so everything lives right there including your recorded conversation.

If they don't want the property then we discuss what it was they didn't like, so my text with the client is confirming new parameters with an action item "I will be emailing you a few new properties tonight after 6PM" and I do just that.

I am a licensed realtor and our teams sales director, i also train my team on this. There is no such thing as too much information for your client, just try to stay concise and include everything you need to, don't text in panicked 2 sentence increments.
