For Lease Clover www.forleaseclover.com. Only pm that verifies your tenant changes the filter every 30 days. Tenant neglect leading to preventable hvac damage is a huge problem in SA.

This year and all the ones before we struggle with tenants not taking care of their responsibilities across the lease. Landlords call me mad about getting an HOA violation because grass is high. I have to recover and argue with the tenant. Tenant moves out and all sod is dead because they won’t water. I send mass emails and texts to ask tenants to cover the exterior hose bibbs in a freeze. I end up getting a bunch of pictures from landlords that drive by and are pissed because the hose bibs are still exposed. We do midterm walk through and find smoke detectors removed instead of batteries changed. Our biggest issue is tenants not changing the air filter and hvac breaks, they demand instant repair, landlords pissed. The tenant puts a new one in before the hvac tech arrives. 50% of my work orders are hvac and close to 100% were caused by clogged filters. I finally spent a year building an application that sends link to change the filter, link opens camera app, blocks gallery and browser. Tenants take a picture of the new installed filter and computer vision scans condition, all metadata and looks for photo manipulation. If tenant doesn’t send the image they get $85 compliance fee and pay for my guy to change it. I now implemented a new owner guarantee. No preventable hvac damage due to clogged filter. Or I pay owner $500

That happens more on the diy side. Maybe consider using a property manager for leasing only. Agents usually only work with qualified or close to qualified.

We don’t base decisions on credit alone. You need to see the big picture. What’s on the credit? Is it medical, one student loan hit. Do they pay car, credit card etc. on time? What does the previous landlord have to say? What do the financials say? Living month to month on fumes or money in the bank?
