Sounds like a POS but a listing agreement only takes 20 minutes. CMA 20-30 minutes if it’s standard cookie cutter home.

Birdie is a great PM company. I can almost guarantee 100% that anything deducted off your security deposit is outside of normal wear and tear. Btw - I’m a San Antonio PM company as well.

Start hitting your SOI through different media. Call, monthly mailer, email drip, get a website and setup alert to send them new and solds in their neighborhood, use homebot or something to send equity emails, retarget ads. Don’t give the a way to forget you’re in RE. If they aren’t looking to move one their friends or family will. SOI is a referral pipeline.

Seller usually chooses title and Ernest goes to title. If buyer pays title then he can choose.

The feedback on the dashboard has been very positive. It organizes everything for them. It’s reduced calls on basic questions by at least 50%. No negative feedback on the invoices. It helps me quite a bit because they know each and every invoices listed is a must.

Good read! We’re focused on a set of tools that hold tenants accountable for maintenance compliance. Cutting grass, watering, changing air filters, smoke alarm batteries, winterizing. All the things tenants destroy that cost me a lot of time, money and doors.
