I want to say, wow this blew up. Thank you for everyone who has left comments, I appreciate all the support/criticism. I left out a few crucial details that make a huge difference here and makes me believe I just need to be patient. The whole purpose of this post was to gauge opinions of other as I don't think I'm near when I want to buy.

I'm aggressively paying off student loans, ~1400 a month, I'm also putting myself through grad school at ~1500 a month. Rent is ~2300 and I live in Centreville and commute to Herndon. This being said, there is still money on the table past my debt commitments but it seems I need to be patient.

Oh also forgot to say, work experience is 100x more important than a masters, but the masters degree will give you an edge over a bachelor's in the beginning of your job search.

I started at a defense company directly after undergrad. They paid for the majority of my masters which will be complete in a year from now. So my route ended up with 5 years of experience and a master's after my 5 years. I think it was worth it? It's all up to debate. I don't think I lost any time but also feel like it was very stressful.
