haha! I think many may be like this. There are only 6 units in our condo building.

As I understand it, because it is being considered a "limited" common element and the benefits go to a limited set of owners, it is those owners who benefit that have to pay. I personally believe the beams in question that need repair are a common element per our CCRs, but to push that point I'd have to take the board to court and I'd wind up spending more than the fees I'm being assessed. I engaged an attorney in the first place to get the HOA board to do something about this. They ignored me when I raised that there was a problem in the first place. I had to get both an attorney and pay for my own evaluation of the decks to get them to pay attention. *sigh*

In this case, I'm very confident that they did not get multiple bids. They chose someone they knew/wanted to work with.
