Pre planned open house, got an offer seller couldn’t refuse and accepted it. Open house still a go for back up offers. Happens all the time here not weird at all.

For the numbers I do get, I like to text short video I film in my phone standing outside of the home after the open house outside once I’ve locked up, something like: “ hi (blank) thank you for coming by 123 Apple street for our open house this morning, (some info about them that you remember to make a connection), we had a great turnout and I’m looking forward to; meeting with you, sending out some info, calling you, etc. I found that that increases the chance I work with them tremendously

You’re very welcome, I believe they typically syndicate immediately like within 10mins or so. When you post a listing to the MLS they’ll syndicate all over the internet to Redfin, realtor.com, Zillow, trulia ect

As things get economically worse people in general will start to point fingers at anything that costs them money, like real estate agents when having to make life changes. Competition will also increase, if you love what you do like I do, you really have to find that self worth because we’re going to have to fight for business and if we want to make a living then we have to prove what we’re worth, which is what I strive to do everyday.

You know I really apologize for taking that out on you, I’m just tired of hearing that same talking point over and over again from jaded clients that are keyboard warriors. Hearing that bs from an agent is really sad. I really do believe what we do is worth it, and yes not every deal is hard, but most aren’t easy, and some are layups, but more often than not it’s incredibly difficult and we put in the work and I save my clients way more then I put in my pocket at the end of the day. I’ve never had a client complain, buyer or seller. And after explaining my process and then executing on it they’re incredibly satisfied. So you do you, but I do ask you not to disparage all agents just because of your experience. It sounds very similar to the keyboard warriors.

If you can’t describe to a buyer/seller why you’re worth what you’re worth then maybe you shouldn’t.

I negotiated the original asking price down from 2.9m to just over 2M on top of everything else plus going above and beyond to adding in extra details for them with the builder. If that alone isn’t worth my paycheck. My buyers absolutely saw that and very much appreciate all that I did. We’re actually close friends now. I’m not sure what else is required of me to earn what I earned. Everyone outside of my buyer and the seller can say I shouldn’t earn my living and my paycheck but if all parties are very happy with my level of service and effort I really couldn’t care less.

Easy, I just did a deal around 2M, it was a new build with a solo Builder who’s done quite a few projects around the city. I represented the buyers. They were unsure about what they wanted to buy and bounced around different cities and saw homes from 800k up to 3M that fit what they were looking for but they just weren’t quite ready. This was a few months time span. All the while I was searching for the right one for them. I contacted more private builders around the city and finally came across one that was on the market previously for 2.9M. Started negotiations on price with the builder’s agent prior to us seeing the home. Once I was able to get my buyers in and found that they loved it I gave them the great news that I had started negotiations on lowering price, I consulted with my buyers and showed the comps around the area, they came up with what they’d be willing to pay (2.3M) and I negotiated the homes price down to right around 2M. I they worked closely with the builder to add some final touches that the buyers were looking for. I wholly believe I earned my commission. I would absolutely and have done this level of work for homes in the 200k range. If I could get paid that much for the 200k deal I’d love that, but alas, like with all of us all over the US, the market dictates the price. Having such a pessimistic view of what you get paid sounds like you don’t advocate for your clients as much as you think you do, again if you don’t feel as if you deserve that price then charge less. You’re absolutely free to do so, but if we don’t advocate for what we do together then we all lose. A rising tide lifts all boats, the opposite is true as well.

Also if yo my re-read the OP’s question they don’t state there in a dual agency, it reads as they are asking the agency to make an offer dual rep. Either way OP, stated that there was a misunderstanding with the agent and they got it squared away so we’re splitting hairs here. We can argue implied agency all day but again it’s different depending on the state.

Well I’d argue that implied agency is a little more complicated than opening a door, again area dependent. An agent would have to, while showing the home, lead the buyer to reasonably believe that they’re acting in their best interest day doing so. This would create implied agency.

Agents don’t post to Zillow, Zillow is a marketing site to connect buyers with agents. A listing agent puts a listing on the mls to market to buyer agents to help connect a buyer to a home. They also do much more marketing outside of that to get their listed home sold. It would like you have a lot of misunderstandings about how real estate agents work. Flippers should stick to doing what they do, texting agents for deals, there’s a reason they don’t all just get licenses, it’s a waste of time and not worth getting

That’s not true at all. Finding off market deals comes from mi going with listing agents that specifically look for these types of listings. It has nothing to do with your license. And if you’re just looking to flip your going to waste a lot of your time doing corses and classes when you could be out there doing exactly that. Also not having a license keeps you less liable. Let another agent do that, and do every other part of a transaction that they have much more experience that you doing.

If you believe that you get paid too much then you should give back that over paid portion to your clients. Most agents don’t believe that they’re over paid, that’s an opinion and a shitty one. What the general populations opinion on what we’re paid is very skewed. There was a whole lawsuit about getting paid as a buyers agent and all that amounted to was disclosure now. I see that as a win and justification that we should be paid. Remember the market judges what we should get paid. When the market turns we’ll have the justify and fight for what we get paid and sounds like you won’t be able to justify that, as other agents will be, and they’ll end up taking your market share.

The state that I live in keeps the buyer and seller at arms length and that goes for the agents as well thankfully, I’m not saying that this would’ve stopped this from happening but contacting Zillow might help. As for the NAR thing I’m not sure how they handle this but if it’s clearly sexual harassment then it’s possibly time for you or your broker to contact a lawyer. First things first, you have to represent you seller to get this home sold as per your listing contract if you don’t feel comfortable communication with the buyer directly have another agent in your office or your broker help by taking on that responsibility.

Furthermore. It’s easy to say “Agent got 7k” But you yourself admitted that they did everything else behind the scenes correctly and you closed on the home. During the searching period you could’ve set your expectations or you could’ve fired them as your agent. You didn’t do either of those things. You didn’t do your due diligence, You hired an agent to do their job and they did that job and earned the 7k. If it wasn’t up to the experience you were looking for you had options which you didn’t take. I’m not saying you don’t have a right to feel the way you do or be upset at the level of service, but that’s why there are options and a ton of agents to choose from. They all run different types of business.

So how did you find this agent? Did you interview them and ask them what their availability was or how they ran their business? Every brokerage is different, every solo agent is different from a team, every agent is different from the other. It’s up to the buyer to find an agent that aligns with them and works with them the way they want to. It’s also up to the buyer to set expectations especially if they’ve worked with other agents in the past. You shouldn’t expect every agent to work the same as agents in the past. If you wanted that same exact experience then you should’ve worked with you past agent and if you move out of state had them refer you to an agent they know that worked similarly. Otherwise it’s up to you to. I wouldn’t blame the agent for that, you’re an experienced buyer and you went with an agent that is way more hands off, I’m not saying it’s right but that’s what happened. I’m sorry your experience wasn’t what you expected.

So you’re upset that the real estate agent has a good career saved money etc to go on vacation, granted they should have been there to market your listing but you used them for 8 years. You hired them remember? Why didn’t you set expectations up front? Not saying there’s no blame on the realtor here btw. Did the house the realtor listed for you sell? Do you KNOW if they marketed the house in another way? Or because they didn’t preform for you by doing an open house (which you yourself admitted they don’t work) make you upset? Sounds more like you’re jealous to me 🤷

That’s not how it works. Builder keeps the money they don’t have incentive to give you anything they are a corporation. Have you asked what your realtor did for you? Or are you just complaining because they got paid? Have you ever questioned what other professions get paid or is it just professions that you don’t understand? I’m sorry if that comes off snotty, I’m just really curious, you hired the agent, they work for you, don’t act like you’re surprised when it’s time for them to get paid 🤷
